What was announced
Landmark Group, a Gurugram-based developer, announced on Friday, 30 October 2026 that two projects in the National Capital Region are expected to bring in about Rs 15,000 crore in sales. The figure is the sum of an estimated Rs 11,000 crore from a Dwarka Expressway project and about Rs 4,000 crore from Landmark One in Gurugram.
Chairman Sandeep Chhillar described the plan as a shift to a new stage. He said the company was 'entering a defining phase of growth, with a focus on developments that combine scale, quality and long-term value creation.' The group, he said, is backing both projects with substantial capital commitments and strong institutional banking relationships.
Landmark One, Golf Course Extension Road
Landmark One is a commercial office development in Sector 67 on Golf Course Extension Road, Gurugram, Haryana. Its estimated total sale value is about Rs 4,000 crore. The project is under construction.
The group has said the project needs an estimated construction investment of about Rs 1,000 crore, in addition to the land, which is valued at about Rs 550 crore. Against a combined value of about Rs 1,550 crore for land and construction, the group expects sales of about Rs 4,000 crore.
The office design is aimed at multinational corporations and domestic businesses, with floor plates of 55,000 to 100,000 square feet. Planned amenities beyond offices include food and beverage outlets, retail space, executive business centres and an executive club.
The first phase has an estimated construction cost of Rs 481 crore. Reported RERA completion target is May 2033. Some reports give an earlier possession year, so buyers should check the registration on the Haryana RERA portal before relying on any date.
Dwarka Expressway project
The second project is a proposed integrated hospitality, commercial and branded residential scheme on Dwarka Expressway. The site is more than 22 acres. The group has described the mix as including a five-star hotel, branded serviced apartments, premium retail and a corporate office block, with residential also part of the scheme.
The Rs 11,000 crore sales estimate depends on the final development plan and market conditions, according to the company. The project is still in the planning and conceptualisation stage. No launch date, price list or RERA registration has been announced for it. The company has not disclosed the investment for this project.
Financing and leadership
The group has raised Rs 330 crore from State Bank of India for the construction of Landmark One. SKJ Landbase reports the facility carries an interest rate of 9.4 per cent.
SKJ Landbase, citing Managing Director Pankaj Pal, says the company plans to sell about 5 lakh sq ft of the Landmark One space to repay bank financing and to keep about 10 lakh sq ft for long-term rental income.
Pal has more than 35 years of experience in residential, commercial, retail, township and mixed-use development. He said his first task is to build a team focused on execution and to bring in senior architectural and technical talent.
What it means for buyers and investors
For home buyers, the Dwarka Expressway project has no bookings, price list or RERA timeline yet, so there is nothing to act on at this stage. Landmark One is an office project, so it is not a home purchase.
For office investors, the Landmark One plan is a mix of sale and retention. The sale of part of the space is intended to repay bank debt, and the retained space is intended to produce rental income. Whalesbook, in its own analysis, says projects of this size are capital-intensive and carry execution risk, and that the outcome depends on demand for commercial and residential space in the NCR region and on the company's ability to manage cash flow and debt as construction proceeds.
Location context
The Dwarka Expressway corridor runs about 29 km from Mahipalpur in Delhi to Kherki Daula in Gurugram. The 19 km Haryana section opened in March 2024, and the 10.1 km Delhi section opened in August 2025.
The Gurugram Metro line of 28.5 km with 27 stations is under construction, and its first U-girder has been installed near Cyber Park. A completion date for the line has not been set in the sources available, and there is no metro along the Gurugram stretch of the Dwarka Expressway yet.
