What happened

Lodha Developers Limited reported that its sales bookings rose 10 per cent to ₹5,037 crore in the second quarter of FY27, the July to September 2026 period. The company said the growth came from strong housing demand despite global uncertainties. The results were announced on October 30, 2026.

Revenue from operations for the quarter was ₹4,468 crore, up 17.6 per cent from ₹3,798 crore a year earlier. Consolidated net profit was ₹1,013 crore, a rise of 28.3 per cent year on year. Profit after tax for the first half of FY27 was ₹2,386 crore, up 63 per cent.

Pre-sales for the first six months of the fiscal rose 7 per cent to ₹9,670 crore, according to an investor presentation. Cumulative first-half pre-sales are more than 40 per cent of the company's original full-year guidance, which the company said was in line with its initial projections.

What management said about demand

Managing Director Abhishek Lodha said the quarter showed continued strong operating and financial performance. He said the response reaffirmed robust underlying demand for a quality brand like Lodha, and argued that it helped allay concerns about AI-led disruption affecting segments beyond affordable housing.

On interest rates, the company said rising rates were unlikely to have a direct impact on housing demand in the segments it serves. It also said it remained concerned about the continuing conflict in the Middle East and was tracking its implications.

These demand views are the company's own. No independent market data for the locations it serves was part of these results.

Profit outlook, margins and debt

The company said it expects to easily exceed its full-year profit guidance. Profit after tax margin for the quarter was 22.1 per cent. The exit cost of debt for Q2 FY27 remained stable at 7.8 per cent.

Net debt stood at ₹5,279 crore as of September 30, 2026. The net debt-to-equity ratio was largely stable at 0.2x, well below the company's ceiling of 0.5x.

Rental business and launch plans

Abhishek Lodha said the rental business could grow through data centres and AI infrastructure, with annuity income expected to rise from about ₹300 crore currently to ₹3,000 crore by FY32. These are management projections, not reported results.

The company said its first pilot project in the Delhi-NCR region is planned for launch during the festive season. No date, project name, location or size for that launch has been announced. The company has also identified a launch pipeline of 15.6 million square feet for the balance of FY27.

What it means for buyers and investors

For home buyers, the results did not include prices, offers or possession terms, so there is no change to buyer-facing terms in this announcement.

For investors, the main markers ahead are progress toward the ₹24,000 crore FY27 sales-bookings target, execution of the 15.6 million square feet launch pipeline, and future disclosures on collections and debt. Pre-sales in the quarter compare with ₹4,630 crore in Q1 FY27, so the first half is running ahead of the same period last year at a slower pace than the quarterly growth in bookings.
