Lodha Belmont Launches in Thane’s Richmond County

New high-rise phase within Richmond County

Lodha Belmont is the third phase of Lodha’s Richmond County neighbourhood and its first high-rise phase. Lodha says the first two phases, Villa Royale and Villa Royale Gold, are delivered and occupied. The project is marketed in Thane, while its MahaRERA-linked record identifies the location as Mankoli, Bhiwandi, Thane.

Belmont is described by Lodha as a 28-acre residential development within the 75-acre Richmond County neighbourhood. The official project material identifies two wings: Wing A for 3-bed residences and Wing B for 3-bed-with-study residences.

Configurations and prices

Lodha’s listed starting price is ₹1.49 crore for a 3-bed residence and ₹1.79 crore for a 3-bed-with-study residence. Both prices exclude government and possession charges. The project page describes the latter configuration as “3 Bed with Study & Lobby.”

Housing.com lists carpet areas of 1,133 sq ft for a 3-bed home and 1,361 sq ft for a 3-bed-with-study home. Lodha confirms the configurations but does not publish unit sizes in its reviewed project material. The official prices were shown on Lodha’s project page in October 2026.

Registration and timeline

The project is registered with MahaRERA as PR1330002600931, with a registration date of 24 June 2026. The MahaRERA-linked project record reports a registered completion date of 31 March 2031. This is the completion date reported in that record, rather than a separately stated developer possession date.

Location and infrastructure context

The project is on Richmond Drive in Mankoli/Anjur, off the Samruddhi Expressway. Lodha describes the expressway as operational and accessible from Richmond County. The Thane–Dombivli link provides a road connection between the Thane and Dombivli sides.

Metro Line 5 is planned for the Thane–Bhiwandi corridor. In May 2026, MMRDA said Phase 1 was progressing towards CMRS inspection and announced an 11.83 km Line 5A extension intended to connect Bhiwandi, Kalyan, Ulhasnagar and surrounding growth centres. These are infrastructure developments in the wider region, not completed connections to the project.

For market context, Housing.com’s 2026 locality data puts Bhiwandi’s average asking rate at ₹6,699 per sq ft, down 1.34% year on year. Its Anjur average is ₹9,271 per sq ft. These are locality-level asking-rate figures, not prices for Belmont.
