Lodha Urse on the Pune-Mumbai Expressway Enters Pre-Launch

Lodha Urse is in its pre-launch phase as of 25 October 2026. Listing material says early registrants will be offered access to launch offers and first choice of inventory. No launch date has been published.

Developer background

Lodha Developers Limited, formerly Macrotech Developers Limited, is headquartered in Mumbai and listed on the NSE and BSE. The company was founded in 1980 by Mangal Prabhat Lodha and operates in Mumbai, Thane, Hyderabad, Pune, Bengaluru and London.

Business Standard reported in July 2025 that the company had delivered over 110 million sq ft, with more under execution and planned. The company said in the same period that it planned to launch new residential projects by March 2026.

Lodha entered Pune in March 2022, when it announced its first Pune project in Kondhwa, to be launched in two phases of 400 units in total. Lodha Belmondo at Gahunje, on the Mumbai-Pune Expressway, is the company's first ongoing project on that corridor, in the affordable mid-income segment.

Configurations and specifications

Indicative carpet and plot sizes are 400-500 sq ft for 1 BHK, 650-750 sq ft for 2 BHK, 950-1,100 sq ft for 3 BHK, 1,200-2,500 sq ft for plots and 1,500-2,000 sq ft for villas. These figures come from third-party listings and have not been confirmed by the developer.

Listing material describes vitrified tiles in the living, dining and bedrooms, and anti-skid tiles in bathrooms and balconies. It also describes tree-lined avenues and open green spaces in general terms. Project-specific amenities, the land area, tower count and total unit count have not been published.

Price context

Indicative price ranges in third-party listings place the 1 BHK at ₹35-50 lakh, the 2 BHK at ₹55-75 lakh, the 3 BHK at ₹85 lakh to ₹1.1 crore, plots at ₹40 lakh to ₹1.2 crore and villas at about ₹1.2 crore. Published locality rate ranges for Urse run from about ₹3,500 to ₹5,500 per sq ft.

For comparison, Lodha Belmondo at Gahunje, another Lodha township on the expressway corridor, is listed at about ₹65 lakh to ₹2 crore for its standard units, and about ₹2.05 to ₹4.10 crore for its Reserve units.

Location and connectivity

Urse sits on the Mumbai-Pune Expressway, which runs 94.5 km from Kalamboli in the west to Ravet in Pune in the east. The expressway is maintained by MSRDC and has a toll plaza at Urse.

Talegaon station on the Pune Suburban Railway is about 33 km from Pune Lohegaon Airport and about 34 km from Pune Junction, a journey of about 50 minutes with 10 halts. Vadgaon station, on the Lonavala line, is also in the area. PMPML bus services run from Talegaon to Alandi, Katraj, Nigadi, Chakan and Vadgaon.

Nearby schools listed at about 4.3 to 4.5 km include Mamasaheb Khandge English School, Podar International School and Mount St Ann High School. Attharva Multispeciality Hospital and Morya Speciality Hospital are listed at about 4.6 and 5.1 km.

Infrastructure coming up

The Pune Ring Road Package W1 is a 14.65 km stretch from Urse on the Mumbai-Pune Expressway to Kemsewadi. Megha Engineering and Infrastructures was the lowest bidder on this package, according to bid results.

The Outer Ring Road's western section runs from Urse to Shivare on NH48, with a total length of 136 km through 83 villages. It is under construction, and no completion date has been published.

The proposed Purandar airport, about 45 km southeast of Pune city, reported land acquisition at 76% with 96% of farmers consenting, as of October 2026. The Maharashtra Airport Development Company began appointing a consultant for the detailed project report on 23 October 2026, and the stated construction completion target is 2029.

What to watch

Buyers and investors should watch for the official launch date, the price sheet, the MahaRERA registration number and the phase-wise possession schedule. The listing material gives 2029 as the start of phased possession, but other listing text gives 2030, so the developer's own timeline should be confirmed before any commitment.

Road and rail projects in the corridor are still under construction, and their completion dates are not fixed. Their effect on the locality will depend on delivery.
