Scheme Overview and Location

The Lucknow Development Authority (LDA) is developing the largest residential scheme in the state, named the Varun Vihar Yojna, proposed over an area of approximately 6,580 acres near the Agra Expressway. It will feature residential, commercial, Mixed-use, institutional and group housing plots.

Land from villages located in Sadar and Sarojini Nagar Tehsils has been earmarked for the Varun Vihar Scheme. Varun Vihar is on the Agra Expressway on the southern side of Lucknow, in the Sadar and Sarojini Nagar tehsils.

Phase 1 Launch Timeline and Registration

The Lucknow Development Authority will launch 6,000 plots across Naimish Nagar and Varun Vihar schemes around September 13–14. Chief Minister Yogi Adityanath is expected to launch the schemes on Ganesh Chaturthi, with the LDA holding the launch programme on 13 or 14 September.

According to LDA Vice-Chairperson Prathamesh Kumar, online registration for around 6,000 plots will begin on the day of launch. In the first phase, LDA will launch around 1,926 residential plots, including 1,218 plots in Kailash Khand and 708 plots in Kashi Khand.

Plot Configurations and Pricing

Plot sizes under the scheme will range from 72 sq. meters to 450 sq. meters. The LDA has fixed the proposed rates at around ₹2,800 per square foot for Varun Vihar. A 72-square-metre plot will therefore have a starting price of roughly ₹21 lakh, apart from applicable charges.

The scheme is still in the land-acquisition and pre-launch stage, so no project RERA number has been issued at this time.

Land Acquisition and Possession Status

Registry (Bainama) of approximately 450 bighas of land has been completed for the scheme. Possession has been acquired for 105 bighas of land. The process of registering land from 22,403 farmers is also being carried out in a phased manner. A compensation amount of ₹300 crore has been distributed to the farmers so far.

Locality Context and Infrastructure Demand

Sarojini Nagar is a growing residential hub in South Lucknow, known for its affordability, connectivity to Kanpur Road and the airport, and access to key amenities. Sarojini Nagar has been approved for 48 road construction and strengthening projects totaling ₹11.66 crore under the Chief Minister Rapid Road Development Scheme, covering approximately 9.98 km of roads to enhance connectivity.

The Agra Expressway (Agra-Lucknow Expressway) offers direct frontage and high-speed connectivity, with Kisan Path (Outer Ring Road) providing direct connection and bypassing city traffic entirely. The airport is well connected via Kisan Path, and city centre (Hazratganj) is accessible via ring road without urban congestion.

Scheme Features and Amenities

The Varun Vihar Yojna will have a total of 25 sectors with underground services (cable lines), where more than 15,000 plots will be created. The development will include more than 800 acres of green belt, parks and water bodies, along with an international-level golf course, central park, and a 300-acre logistics park.

An ISBT is also proposed within the scheme itself, and a 300-acre logistics park is planned to anchor commercial activity along the expressway.
