Project Status & Announcement
The partnership between Mahindra Lifespaces and Sumitomo Corporation has now extended to Phase 2B in July 2026, marking the third expansion of the Origins industrial park. The launch of Origins by Mahindra – Phase II at Eliambedu village in Chennai was announced in January 2024 as the platform for a ₹1,000 crore investment commitment, and Phase 2A was expanded in 2024 before this latest Phase 2B announcement.
As of September 2026, Phase 2B is under acquisition and development; RERA approval is currently under process for this expansion phase. The primary land acquired spans approximately 95 acres.
Location & Connectivity
Origins by Mahindra is strategically positioned in the industrial north of Chennai. The project is located on NH-16 (Kolkata Highway), part of the golden quadrilateral, and within the influence zone of the Chennai-Bengaluru Industrial Corridor (CBIC) and Chennai-Vizag Industrial Corridor (CVIC). The industrial park has access to three major ports—Chennai, Ennore, and Kattupalli—and convenient connectivity to Chennai City's CBD.
The site sits within the Thiruvallur district, on the north-western edge of the Chennai metropolitan area, benefiting from both port access and emerging industrial-corridor connectivity.
Project Configuration & Infrastructure
Origins by Mahindra is designed as a plug-and-play industrial ecosystem serving multiple manufacturing and logistics sectors. The target customer base comprises companies in the engineering, food processing, automotive, logistics and aerospace sectors, among others.
The project is a multi-sector Domestic Tariff Area (DTA) with an IGBC Platinum pre-certified industrial cluster. Key features include plug-and-play infrastructure, internal road networks, secure perimeters, and dedicated zones for warehousing and logistics, with green spaces and tree-lined roads integrated throughout the park.
Phase 1, spanning 307 acres, has become a preferred industrial hub for Japanese and Taiwanese enterprises and holds the distinction of being the first industrial cluster in Tamil Nadu awarded the prestigious IGBC Green Cities' 'Platinum' rating.
Phasing & Development Timeline
Origins Chennai is spread across ~600 acres total, with Phase 1 spanning over ~300 acres. The partnership was established in 2015 for Phase 1, strengthened with the expansion into Phase 2A in 2024 and has now extended to Phase 2B in July 2026.
Under the Phase 2B agreement, the partners will acquire, transfer and develop around 95 acres of land, with the total area planned across all phases of Origins by Mahindra increasing to around 540 acres. Possession is expected by 2030 for the new phases.
Market Context: North Chennai Industrial Demand
The expansion reflects strong demand for industrial real estate in North Chennai. The growth of Mahindra Lifespaces' projects in Chennai reflects the city's continued importance as a business destination, with strong industrial infrastructure, established transport networks, access to major ports and skilled workers, and North Chennai adding another advantage through its industrial connectivity.
The original Phase II launch was expected to generate employment for more than 2,000 people in Tamil Nadu. The current Phase 2B expansion is expected to support the next wave of global and domestic investments, building on strong interest shown by Japanese manufacturers in establishing operations in India.
Developer & Partnership
Mahindra Lifespaces, through its joint venture with Sumitomo — Mahindra Industrial Park Chennai Ltd (MIPCL) — has executed a second supplemental agreement for Phase 2B, signed between Sumitomo Corporation and Mahindra World City Developers Limited (MWCDL), an 89:11 joint venture between Mahindra and the Tamil Nadu Industrial Development Corporation Limited (TIDCO).
MWCDL holds 60 per cent of the total equity shareholding in MIPCL, while the remaining 40 per cent is held by Sumitomo Corporation. The partners have committed an investment of approximately ₹225 crores in Mahindra Industrial Park Chennai Limited (MIPCL) in proportion of their existing shareholding for this expansion phase.
