Mahindra Lifespace Developers Limited announced the launch of Phase 2 of Mahindra Vista, India's first Net Zero Waste + Energy residential project in Kandivali East, Mumbai on February 13, 2025. This phase introduces 599 premium residences with a potential pre-sales value of almost Rs1,200 crore, with all units featuring balconies designed to meet evolving aspirations of urban homebuyers.

Following Phase 1's success, which generated Rs800 crore in just three days, the Phase 2 launch was preponed based on customer demand.

Product Configuration & Pricing

All units come with balconies. The project offers three configurations: 2 BHK (653 sq ft), 3 BHK (1,061 sq ft), and 4 BHK (1,476 sq ft).

Pricing details for Phase 2 units: 2 BHK starts from ₹1.95 Cr for 600 sq ft up to ₹2.73 Cr for larger units; 3 BHK ranges from ₹2.97 Cr (934 sq ft) to ₹3.41 Cr (1,061 sq ft); 4 BHK starts from ₹5.35 Cr (1,624 sq ft), with all figures being all-inclusive prices.

Project Scale & Sustainability Focus

Mahindra Vista spans 7.73 acres and comprises six architecturally striking towers housing 1,200 residential units. The project is positioned as India's first Net Zero Waste + Energy residential offering.

The development features a state-of-the-art 28,000 sq ft clubhouse, 3.5 acres of landscape greens with 1,000+ trees, colonnade pathway leading to infinity-edge pool, open & indoor gymnasium, squash court, multipurpose hall, multipurpose sports court, indoor play area, and kids' play area.

Possession & RERA Status

According to MahaRERA registration, Phase 1 will be delivered in December 2029 and Phase 2 in December 2030. The project is registered with MahaRERA as Phase 1 (MAHARERA No. P51800054671, valid upto 31/12/2029) and Phase 2 (MAHARERA No. P51800079147, valid upto 31/12/2030), with details available on maharera.maharashtra.gov.in.
