Mahindra Lifespace Developers has put its WestEra residential project in Santacruz West, Mumbai, on the pre-launch list, with launch targeted within two to three months of its October 2026 results. Status: pre-launch, approvals still moving
As of 23 October 2026, WestEra is at the pre-launch stage. On its Q2 FY27 earnings call on 22 October 2026, management said it had received the Intimation of Disapproval (IOD) for the project. The development agreement (DA) and plan approval process (PAAA) were still in progress.
Management gave a launch window of two to three months from the results date. That places a possible launch between about December 2026 and January 2027. This is a company target, not a confirmed date. Earlier company material had placed WestEra in Mumbai Metropolitan Region under the fourth quarter of FY27, so the timing has already moved once.
No construction start has been reported. The project is at the approvals stage.
Developer
Mahindra Lifespace Developers Limited was founded in 1994 and is part of the Mahindra Group. It is headquartered in Mumbai. The company reported a development footprint of 41.11 million sq. ft. in a June 2025 company release and said it had more than 10.77 million sq. ft. in the Mumbai Metropolitan Region as of 2023.
In its Q2 FY27 results, the company reported H1 FY27 residential pre-sales of ₹1,988 crore, up 66% from ₹1,200 crore in H1 FY26. Management has set an FY27 pre-sales aspiration of ₹4,500 crore to ₹5,000 crore. Amit Kumar Sinha is Managing Director and CEO.
Other Mumbai projects by the company include Codename64 in Malad (West), BeaconHill in Mahalaxmi, and a Lokhandwala Complex redevelopment in Andheri West with a gross development value of about ₹950 crore.
Santacruz West redevelopment background
In January 2023, Mahindra Lifespaces was selected as preferred partner to redevelop two adjacent residential societies in Santacruz West. The company and the two societies were to sign definitive documents after due diligence. The company described the award as its first society redevelopment project in Mumbai, and reports at the time put the revenue potential at about ₹500 crore.
On the Q2 FY27 call, a question about a Santa Cruz West launch was answered with a reference to the WestEra project in Santa Cruz. Whether WestEra is the scheme that came out of the 2023 award is an inference from the locality and the company's redevelopment pipeline. The company has not stated the link directly.

Santacruz West sits in the western suburbs. Key road links include the Western Express Highway, SV Road, and the Santacruz-Chembur Link Road. The final phase of the SCLR extension, which gives a direct connection between BKC and the Western Express Highway, was inaugurated in August 2026.

- Metro Line 7A: links Gundavali with the airport T2 terminal, with a target date of December 2027.
