Manasum and Signature Global partner on 164 senior homes in Gurugram

A partnership for a senior-living tower

Manasum Senior Living and Signature Global announced the project on October 18, 2026. Manasum Varishta will be a senior-living tower within Signature Global Sarvam at DXP Estate, in Sector 37D along the Dwarka Expressway corridor.

The project is planned to have 164 three-bedroom apartments in two reported configurations: 1,815 sq ft and 1,840 sq ft. Hindustan Times reported an expected price of about ₹3.7 crore per apartment and projected sales potential of ₹575 crore.

Livemint separately reported that Manasum acquired all 164 units in a bulk deal for around ₹480 crore, citing company executives who spoke anonymously. That reported bulk-deal figure is distinct from the partners’ ₹575-crore estimate of sales potential; Hindustan Times described the arrangement as a partnership.

Roles, services and buyer implications

Signature Global is responsible for the land, development and construction, including financing, approvals and liaisoning. Manasum is responsible for marketing and sales, as well as senior-living operations and services after handover.

Reported services include food and beverage, concierge, housekeeping, 24/7 healthcare support, an ambulance on standby and round-the-clock community activities. For buyers, the partnership combines a home purchase with planned ongoing support services for senior residents. The details reported describe the service offering, but do not establish the terms of any individual purchase or service agreement.

Manasum co-founder Anantharam V. Varayur said the project marks the company’s entry into North India and that it would focus on sales and long-term management. Signature Global joint managing director Devender Aggarwal said the project would follow Manasum’s specifications, combining the developer’s construction capabilities with Manasum’s senior-living expertise.

Project status and next steps

As of October 19, 2026, Manasum Varishta is an announced project, with construction expected to begin within a month of the October 18 announcement. The companies are targeting sales closure within 12–18 months of the announcement and expect handover in about 48 months. No exact construction start or handover date has been reported.

Manasum’s wider expansion

Hindustan Times reported that Manasum operates projects across Karnataka, Goa and Andhra Pradesh, and is expanding into Gujarat, Tamil Nadu, coastal Karnataka and North India. Its reported portfolio includes around 950 operational units, more than 1,000 under development and over 750 in the pipeline. The company is targeting 10,000 units by 2030, with nearly ₹800 crore of planned investment and more than 25 project launches over five years.

Livemint reported that Manasum was exploring projects in Ayodhya, Varanasi, Guruvayur and Vrindavan, and that a project in Tirupati had already been announced. These plans place the Gurugram tie-up within a broader expansion, while the local effect on housing prices or demand has not been quantified in the reported accounts.
