Launch and developer

Max Estates Limited announced the launch of The Terraces on 13 May 2026 under Regulation 30 of the listing rules. The project sits within Estate 361, the company's residential development in Sector 36A. The company said Phase 1 has a gross development value of Rs 1,200 crore and that Estate 361 as a whole has a gross development value of Rs 9,000 crore across 18.23 acres.

The residential project is held by Max Estates Gurgaon Two Limited, a wholly-owned subsidiary of Max Estates Limited. The company was incorporated in March 2016 and listed on the NSE and BSE in October 2023. It reported pre-sales of Rs 5,305 crore for FY26 and about Rs 3,200 crore for the first half of FY27, including about Rs 2,100 crore in the July to September 2026 quarter.

Tower, units and configurations

The Terraces is a single G+38 residential tower with 380 homes. Phase 1 comprises 120 residences, with construction described by the company as reaching the 35th and 36th floor slab. Phase 2 is at an earlier stage.

Each unit has two washrooms and a balcony. Kitchens can be open or closed layouts, and the homes include wardrobe rooms, Italian marble flooring, modular kitchens and home automation.

Price and payment terms

The company's launch figure places Phase 1 prices from Rs 2.4 crore. The developer's website lists prices from Rs 2.60 crore. A base rate of Rs 24,000 per sq ft is reported, plus preferential location charge and GST. Preferential location charges vary by floor, facing and view.

The reported payment structure is 20:20:20:40, with 20% payable at booking alongside an expression of interest of Rs 25 lakh. A 35:65 plan is reported as available to select buyers. Stamp duty in Haryana is 6% and registration 1%, per the Estate 361 guides. GST on residential units is 5%.

Possession, approvals and construction

The project is registered with Haryana RERA under RC/REP/HARERA/GGM/1012/744/2025/115, dated 21 November 2025. The same registration number is cited for the wider Estate 361 development. The developer has said it is on track for delivery in calendar year 2027 for its filings, while the reported possession date for buyers is September 2031.

The Terraces has been described as IGBC Platinum pre-certified. A commencement certificate has been reported for active construction.

Amenities and design

• A rooftop amenity hub with pickleball and paddle courts, a cricket pitch and a clubhouse, across about 80,000 sq ft of well-being amenities.
• Eight shared community terraces within the tower, with about 5,000 sq ft of resident-only community space across eight levels.
• A two-acre urban forest with more than 1,000 native trees.
• Rainwater harvesting, solar energy for common areas, VRF air-conditioning, energy-efficient water heating and onsite composting.
• Three separate elevator lobbies and 10 lifts per core.
• A concierge and front-of-house team, maintenance support and structured lease assistance.

Pools, a gym, sports courts and a senior citizen park are described as Estate-level facilities.

Location and connectivity

The project lies at the junction of the Dwarka Expressway, the Central Peripheral Road and a planned metro corridor, within a planned transit-oriented development zone. The Dwarka Expressway is 29.10 km long, and its Delhi section opened on 17 August 2025.

The nearest metro point is a 1.85 km spur from Basai Village to Sector 101 on the Dwarka Expressway, which is under construction. The wider Gurugram Metro loop is a 28.5 km elevated line with 27 stations, with Phase 1 under construction and Phase 2 at the tendering stage. Gurugram Railway Station is about 13 km away. The project is adjacent to Global City.

Nearby schools include Gurgaon World School and DPS within about 5 km. Hospitals within about 5 km include S.R.S. Hospital and Critical Care Unit at about 3.1 km and The Signature Advanced Super Speciality Hospital at about 4.3 km. Malls include Airia Mall at about 3 km and Omaxe Celebration Mall at about 5 km.

Infrastructure and market context

Global City, the HSIIDC township across Sectors 36 to 37B, is under construction with Phase 1 targeted for end-2026. The AIIMS–Mahipalpur–Gurugram elevated corridor is a funded programme with work expected to begin in December 2026. A proposed 30-metre road linking Sector 36A to the Central Peripheral Road is under planning revision after a public notice inviting objections. A proposed interstate bus terminal has been identified for a site in Sector 36A.

A listing-based average rate for apartments in Sector 36A is about Rs 19,900 per sq ft, with reported one-year growth of 4.7%. The Gurugram city average was Rs 14,850 per sq ft in March 2026. Rental yields in premium Sector 36A developments are described as about 3 to 4%.
