Where the project stands
MICL announced the acquisition of the Bandstand site on 18 May 2026, with an estimated gross development value of over ₹1,000 crore. The project applied for its Intimation of Disapproval in May 2026, and on 10 August 2026 the developer announced that it had secured the Intimation of Approval (IOA).
The project was not part of the company's Q1 FY27 launch lineup. Management has said the launch is expected in FY27. Demolition and on-site works are yet to begin, and members of the existing building have started to vacate.
As of October 2026, the project has yet to be registered under RERA. The developer has said it expects the project to be completed within about three years.
Project scale and positioning
The project is spread across a plot of more than 30,000 sq ft and is planned as a 26-storey tower with about 1 lakh sq ft of carpet area. The developer describes it as a boutique sea-view residential offering for the premium luxury segment and presents the sea view and limited supply as its main differentiators.
Product configurations, unit sizes and unit counts for Berkeley House have not been announced in the project materials reviewed for this report.
Separate MICL project in Bandra
MICL is also developing Marina Vista at Pali Hill, Bandra West, which is a separate project. On 10 August 2026, the same day the Berkeley House IOA was announced, MICL launched Marina Vista with 30% pre-sales. Marina Vista is a different project with its own approvals and should not be confused with Berkeley House.
