What MICL Group reported

MICL Group said its ongoing projects are about 65-70% sold, excluding projects launched during the financial year. The company expects these projects to approach completion over the next 6-15 months. Managing Director Manan Shah said higher revenue recognition, profitability and cash flows should follow as those projects complete.

For the quarter ended 30 September 2026, consolidated profit after tax after non-controlling interest rose 14% year on year to ₹63 crore. For the first half of FY27, it rose 21% to ₹134 crore. Total income grew 51% year on year to ₹283 crore, and EBITDA rose 41% to ₹81 crore, according to a report on the results by a national business newspaper.

Q2FY27 pre-sales were ₹412 crore, from 1.1 lakh sq ft of carpet area sold, and collections were ₹355 crore. For the half-year, total sales were ₹702 crore and collections were ₹599 crore.

The Mumbai pipeline

The company says its South Mumbai and Bandra pipeline has an estimated gross development value (GDV) of over ₹9,500 crore. It comes from three projects:

MICL also lists Trishul in Bandra West as a pipeline item with an estimated GDV of ₹1,000 crore or more.

Tardeo 2.0

Tardeo 2.0 is a redevelopment on a site of about 46,000 sq ft in Tardeo. The company announced the acquisition of development rights for Tardeo Court CHS and Tardeo Apartments CHS, along with an outright purchase of Sethna House. The project will be carried out through Man Aaradhya Infraconstruction LLP, in which MICL Group holds a 50.5% equity stake.

The company estimates sales potential above ₹2,000 crore over the next 4-5 years. On 24 June 2026, MICL said its real estate arm had secured Intimation of Approval (IOA) for the project. That approval allows the project to move to its next phase, which includes vacating existing premises, starting demolition and obtaining further statutory clearances before launch. The project is at the pre-launch stage and is targeted for launch during FY27.

Marine Lines and the Godrej tie-up

MICL has transferred development rights for its 2.5-acre Marine Lines project to Godrej Properties. The company says it recouped investments of ₹300 crore or more through the collaboration and will continue to benefit through a revenue-sharing arrangement. The company estimates the project's revenue potential at ₹6,000 crore or more. The project's GDV was revised from ₹3,100 crore to ₹6,000 crore after the collaboration.

Mr Shah said the launch was delayed by policy changes and by additional acquisitions around the plot, which improved the project's shape. The company has reiterated a target to launch by March 2027.

Developer background and portfolio

Man Infraconstruction Limited is headquartered in Mumbai and was incorporated in 2002. The company's website says the group traces its roots to 1964, when it began as engineering contractors. It has worked on ports, infrastructure, residential townships, commercial and institutional projects. Its site cites work on the Nhava Sheva International Container Terminal in Navi Mumbai and says it has delivered 2.5 million sq ft of constructed property across Mumbai.

Its current Mumbai projects listed on its website include Marina Vista in Pali Hill, Artek Park near BKC, Jade Park in Vile Parle West, Aaradhya OnePark in Ghatkopar East, Aaradhya Avaan in Tardeo, and Aaradhya Parkwood in Mira Road East. Marina Vista was launched on 10 August 2026, with 30% of its units pre-sold at launch, according to the company.

Balance sheet, buyback and market view

The company reported cash and cash equivalents of ₹698 crore against borrowings of ₹48.1 crore, which a brokerage note describes as effectively net-debt-free. Axis Securities maintained a 'Buy' rating with a target price of ₹135 per share.

During the quarter, MICL announced an open-market buyback with a maximum size of ₹169 crore. It had completed 75.2% of the maximum approved size by quarter-end, which is ₹127.38 crore. A market report linked a rise of about 7% in the company's shares during one session to the Tardeo 2.0 update.

On 17 August 2026, MICL also acquired an additional 16% partnership interest in MICL Properties LLP for ₹16,000 in cash, taking its total stake to 50%.

Location context: Tardeo

A 333-metre flyover linking Tardeo, Nagpada and Mumbai Central railway station opened in the Tardeo area. It replaces a 130-year-old British-era bridge that had been declared unsafe and dismantled. According to a report dated 2 March 2026, construction was completed in 15 months and six days, about four months ahead of the original tender timeline. The flyover restores direct connectivity between Tardeo, Nagpada and Mumbai Central station.

What it means for buyers and investors

For buyers, the main point is timing. Tardeo 2.0 and Marine Lines are pre-launch. Their launches are targeted for FY27 and by March 2027 respectively, and both depend on approvals and statutory steps still to be completed. The Tardeo 2.0 IOA is a step in that process, not a final launch approval.

For investors, the results show higher profit and a net-cash position. Revenue recognition from current projects, and from the Mumbai pipeline when it starts, will depend on completion timelines. The company's guidance is about 25% PAT growth in FY27 over FY26, and pre-sales of ₹5,000 crore over FY27 and FY28.

Management expects upcoming launches to be the main driver of sales momentum in the second half of FY27.
