The development deal
Godrej Properties disclosed on 28 September 2026 that it has entered into a joint development agreement with Man Infraconstruction Limited to build a sea-facing, ultra-luxury residential project on 2.5 acres in Marine Lines. The agreement was reported the same day by several business outlets.
The project was first announced by MICL in March 2024 as an ultra-luxury Marine Lines project under its asset-light development management model, with a letter of intent from Shreepati Zaoba Housing LLP. The development rights, earlier held jointly by MICL and the Shreepati Group, have since been transferred to Godrej Properties. Godrej now holds the exclusive development rights, including responsibility for marketing and sales. MICL remains the revenue-sharing partner.
The project will be jointly branded under both names. MICL said the collaboration recovers more than ₹300 crore of its investment while it retains a share of revenue.
Scale and planned height
The 2024 MICL announcement put the revenue potential at ₹2,100 crore. The 2026 estimate reported with the Godrej agreement is over ₹6,000 crore. Bloomberg valued the project at over ₹60 billion, about $625 million.
- Land: approximately 2.5 acres in the heart of Marine Lines
- Total construction area: approximately 22 lakh sq ft
- RERA carpet area for sale: about 5.3 lakh sq ft (MICL, March 2024)
- Height: residential structures planned to surpass 800 feet, which MICL has said would make it among the tallest residential buildings in India
Status and approvals
As of 25 October 2026, the project is at the upcoming stage. It has no RERA registration, launch date, booking window or unit count in the public domain. Unit mix and price per square foot have not been announced.
MICL has said it intends to deliver the project within five years of launch. No launch date has been set, so no delivery date can yet be tied to a calendar year.
Location and connectivity
Marine Lines sits on the South Mumbai coastline. Godrej has described the locality as having limited available land, an established neighbourhood and a strategic position along the coast, which is the basis for the sea-facing positioning of the project.
The project's connectivity is described as running through the Mumbai Coastal Road, the upcoming Metro network and the Atal Setu corridor. Specific station names, line routes and opening dates for these links have not been tied to this site in the published reports. The Orange Gate to Marine Drive tunnel, executed by MMRDA, is planned to cut travel time between the two points to about five minutes.
