Where the project stands
In November 2025, My Home Group filed approvals with HMDA for a high-rise residential development in the Budvel layout. Commentary from the same period describes it as the second project in that layout after a Prestige Group project, and the developer's first residential project there.
Local commentary at the time expected a launch around mid-2026. That expectation came from social media, not from a developer announcement. As of October 2026 no launch event, booking window or price sheet has been published, and no building construction on the site has been reported.

Location and access
Budvel lies in the Rajendranagar mandal of Rangareddy district, south-west of Hyderabad's core. One news report places the layout close to the Outer Ring Road exit in Rajendranagar, and says it offers convenient access to the Airport Express Metro station and key IT corridors. The same report places Shamshabad Airport on the other side of Budvel.
Road widths are described differently by different sources. One news report says the layout's infrastructure includes roads 46 metres wide and is on a par with Neopolis in Kokapet. Local commentary describes 36 m and 45 m roads as still proposed, so buyers should confirm the road network on site and in the approved plan.
Land background: the 2023 HMDA auction
HMDA e-auctioned 14 open plots in the Budvel layout on 10 August 2023. Together they covered about 100 acres, with plot sizes from 3.47 to 14.33 acres. The auction brought in a total of ₹3,625.73 crore.
Reported top rates were between ₹41.25 and ₹41.75 crore per acre, depending on the report. In the same auction, My Home Infrastructure Private Limited won Plot No. 15 for ₹298.93 crore.
Later, the Telangana High Court directed HMDA to refund more than ₹200 crore with 18% annual interest to two buyers of Budvel plots. The court found that HMDA had not disclosed a pending writ petition covering parts of Plots 14 and 15, even though the auction notice described the lands as encumbrance-free.
Nearby projects
The Prestige Place Budvel is planned on 13.65 acres at Plots 9 and 10 of the Budvel layout. Its plan includes four residential towers with 566 homes, an office tower and a hotel tower with 230 rooms. As of October 2026 its project page lists the starting price as not yet announced and no RERA project registration number issued yet.
