NeoLiv Grand Park in Kundli: What is Planned

Project overview

NeoLiv Grand Park is a plotted residential scheme in Sector 70 of the Kundli area of Sonipat, within the Kundli Sonipat Master Plan. The project is also styled 'Neoliv Grandpark' on the project website. The registered promoter is South West Bliss Private Limited, and the project is marketed under the NeoLiv name.

The developer's Sonipat projects page lists the scheme among its current projects. The developer describes the project as built around a 'Forest Living' theme, centred on a 3.3-acre urban forest with native trees.

Plot sizes and layout

The developer's marketing page lists plot sizes from 83 to 179 sq. yd. The registered layout plan groups plots into four size bands: under 100 sq. yd., 100 to 125 sq. yd., 125 to 150 sq. yd., and 150 sq. yd. and above.

The registered layout plan shows internal roads of 18 m, 15 m and 9 m in width. The project is a plotted layout, so the units are plots for construction by plot owners rather than completed apartments or villas.

RERA and approval record

Haryana RERA lists registration HRERA-PKL-SNP-698-2025 under project ID RERA-PKL-1693-2025. The online application was submitted on 6 May 2025 and received by the authority on 8 May 2025. A hearing on 14 May 2025 recorded the project as approved and ready for certificate issuing, and the registration was approved on 22 May 2025.

Later entries on the authority's agenda concern project finance and compliance with a special condition of the registration certificate. A 28 January 2026 entry records the special-condition item as disposed of. On 11 February 2026, the special-condition compliance item was adjourned, and a project finance item was disposed of. Entries on finalisation of project finance dated 11 March 2026 and 29 April 2026 were adjourned.

An agenda entry from 29 October 2025 concerned receipt of complete monetary consideration by the landowner and was disposed of.

Sales claim

A press report from June 2025 stated that NeoLiv had announced the complete sell-out of its launch inventory, with sales above ₹100 crore. This is a company announcement as reported in the press. The figure has not been matched to a RERA filing, and the RERA record reviewed does not confirm it.

Amenities and design

The project website describes a club and amenities area of 30,000 sq. ft. One of the developer's marketing passages gives 20,000 sq. ft. instead, so the two figures differ in the developer's own material.

Listed amenities on the project website include a resort-style pool, jogging trails, a fine dining area, a gym, spa, game room, pickleball, tennis and badminton courts, a cricket net, a yoga park and green lawns. The website also lists a triple-height lobby, a library zone, a water feature, a garden café, and sit-outs. The urban forest is listed with native trees over 3.3 acres.

The developer's marketing page lists a poolside café, a children's play area, a viewing gallery, an indoor games room, a salon, a yoga room, a gazebo and a park called Lotus Park. It also lists gated access, a boom-barrier-controlled entrance, 24-hour surveillance, visitor management and well-lit streets. The registered layout legend includes a clubhouse, swimming pool, play courts, forest green, pergola and green pockets. The project website features a glass façade for the clubhouse.

Location and connectivity

The project address is Sector 70, Kundli, Sonipat, Haryana 131001. The RERA record also identifies the villages of Aterna and Jakhauli.

The developer names GT Road and NH 44 as direct access routes, and names highways, expressways and the Upper Ganga Expressway-II (UER-II) as connectivity routes. The developer's material gives no distances or travel times for these routes. UER-II is named without a project status or completion date. The developer describes the Kundli Metro as nearby.

Developer context

NeoLiv describes itself as a residential platform operating in Delhi-NCR and Mumbai-MMR. Its LinkedIn company profile states it was founded in 2023 and names Mohit Malhotra as founder and CEO.
