Technical picture

As of 23 October 2026, the share price was below its 5-, 20-, 50-, 100- and 200-day moving averages. The MACD on weekly and monthly charts was negative, and Bollinger Bands also pointed to downward pressure. The On-Balance Volume trend confirmed selling momentum.

Valuation and financial results

Market commentary on 22 and 23 October 2026 noted that the share fall contrasts with the company's improving financials. Reported metrics include a return on capital employed of about 22%, a price-to-earnings-growth ratio of 0.2 and a debt-to-equity ratio of 0.09 times. One commentary cited a half-year return on capital employed of 26.01%.

GIFT City land and planned tower

Nila Spaces bought a 5,550 sq m plot in GIFT City for Rs 342 crore. The acquisition was done through an auction in which the company was the top bidder out of 11 participants. Trade reports put the per-square-foot value of the transaction at Rs 6,557, which they described as a new benchmark for residential plots in the Ahmedabad-Gandhinagar region.

The company plans a 100-metre residential tower on the site, with a development potential of about 5.22 lakh sq ft. Director Deep Vadodaria said the company is embarking on construction with an investment of Rs 750 crore. The company's board has also proposed increasing its borrowing and investment powers to Rs 750 crore.

Company background

Nila Spaces is a real estate developer based in Ahmedabad, founded in 2000. It is part of the Sambhaav Group and became the real estate arm of Nila Infrastructures after a demerger in 2018. Its first project after the demerger was an affordable housing development of about 450 units in Ahmedabad.

The company later moved into premium, design-led residential projects and entered GIFT City in 2021 with Vida, a 496-unit project. Its other GIFT City project, Nila Prana, is a 1.3-acre, two-tower development. Per a trade report, about 200 of its 696 units had sold at the time of a management interaction.

CARE Ratings withdrew the company's earlier issuer rating and assigned a CARE BBB stable rating to long-term bank facilities worth Rs 125 crore.

What it means for buyers and investors

The share price move does not, on its own, change the approvals, prices or delivery status of any Nila Spaces project. Buyers of existing units should look at each project's RERA registration and the developer's written commitments.

For investors, the stock has fallen while reported profits and returns on capital have risen. Market commentary has described the stock as trading at a discount relative to its capital efficiency, and has also questioned whether the sell-off overstates temporary pressures. Those views are opinions, not company guidance.
