Launch status and timing
Aurelius at Pedder Road is an upcoming project. Oberoi Realty's developer update page, dated 11 May 2026, places Pedder Road in the company's FY27 launch pipeline. In the Q2 FY27 earnings call around October 2026, Chairman and Managing Director Vikas Oberoi listed the project among the second-half launches.
Management has not given a launch date. It has said that some launches may slip by a quarter while the company awaits certain clearances. The company's target window is October 2026 to March 2027. No booking or expression-of-interest date has been announced.
Project scale and configurations
The project is a redevelopment of two adjacent housing societies on Peddar Road. The combined plot is about 4,800 sq m, or roughly 51,700 sq ft. The free-sale component is up to 1.40 lakh sq ft of RERA carpet area, which the developer ties to the development control rules (DCPR 2034).
The plan is one tower with 3 BHK and 4 BHK apartments. Unit sizes, floor count and total unit count have not been published.
Pricing and possession
The project listing shows price on request, so no per-square-foot rate or configuration-wise price band has been set out. Recent published averages for Peddar Road and Pedder Road have been cited in the range of Rs 68,000 to Rs 70,000 per sq ft on a carpet-area basis. These are locality figures, not prices for this project.
A third-party listing gives December 2029 as an expected possession date. Buyers should treat this as indicative until the developer or RERA publishes a schedule.
Construction has not started, according to the sources reviewed. The land development agreement with the two societies was signed on 30 March 2026.
Developer and the land deal
Oberoi Realty was founded in 1998 and is listed on the BSE and NSE. The developer's own site says it has delivered 49 projects across Mumbai over four decades. Its pipeline covers about 30 million sq ft across seven active projects. In 2026 it entered Gurugram with its first NCR project, Three Sixty North.
The Peddar Road agreement was disclosed through a BSE filing and business press on 28 March 2026. It adds a 14 lakh sq ft sale-potential pipeline to the company's portfolio. Total borrowings were about Rs 2,816 crore as of 31 March 2026, according to the developer's update page.
Location and connectivity
The site sits on Gopalrao Deshmukh Marg, formerly Pedder Road, which is the main road serving Peddar Road. The road ends at the Kemp's Corner flyover. The nearest Aqua Line metro stations are Grant Road, about 1 km away, and Jagannath Shankar Sheth, about 1.3 km away. Mumbai Central, Mahalaxmi and Grant Road railway stations on the Western Railway line are about 3 km away.
Bhulabhai Desai Marg and Nepean Sea Road give road access to South and Central Mumbai. The Coastal Road is a nearby option. Chhatrapati Shivaji Maharaj International Airport is about 20 to 25 km away. Nearby social infrastructure includes Hill Spring International School and Jaslok Hospital, which is next to the Pedder Road stretch.
Infrastructure and market context
Peddar Road has few new launches because of its limited land, and new supply mostly comes from the redevelopment of older buildings. Upcoming public works in the wider corridor include the Mumbai Coastal Road, where the first phase is operational and the second phase is expected soon, and the Peddar Road flyover, a 4.2 km structure with an estimated cost of Rs 380 crore whose tender has not yet been awarded to the lowest bidder. The Sewri–Worli Elevated Connector and the Goregaon–Mulund Link Road are also named as upcoming projects.
Indicative rental yields in the locality have been cited at about 1.8 to 2.5 per cent. Motilal Oswal's initiation note on Oberoi Realty names the Aurelius development at Pedder Road among its upcoming projects.
Approvals and registration
The project is not yet registered under RERA. The developer has said the project is awaiting certain clearances, which is why launch timing may move. Occupation and completion certificates have not been issued, as the project has not started construction.
