Ralliwolf Mulund: Oberoi Realty's Upcoming Mumbai Project Explained

Status and launch timing

Ralliwolf Mulund appeared in Oberoi Realty's FY27 launch pipeline in a brokerage note dated 24 August 2026, which placed the launch in the fourth quarter of FY27. On the company's Q2 FY27 earnings call in October 2026, the chairman listed the project among second-half FY27 launch items and said approvals were at an advanced stage.

Management also said launch pricing was still being debated and that some launches could slip by a quarter. The project has not been launched, and no booking window or expression-of-interest date has been announced.

Developer background

Oberoi Realty traces its story to 1980 and reports 51 delivered projects covering about 17.3 million sq ft, with about 34 million sq ft under development, according to a figure cited in the company's profile. It operates in Mumbai and its suburbs, Thane and Gurugram, where it has launched its first NCR project, Three Sixty North, in 2026.

In Mulund itself, the company announced Eternia and Enigma on 12 January 2015, and the Exotica project was launched in January 2015 with a total saleable area of 3.3 million sq ft. Those projects are separate from Ralliwolf Mulund.

For the quarter ended September 2026, the company reported bookings of 15,82,961 sq ft across 808 units, with gross booking value of Rs 9,14,969 lakh.

Location and connectivity

Ralliwolf Mulund is described only as being in Mulund. A street address and sector have yet to be published. Mulund sits in Mumbai's eastern suburbs, and LBS Road runs through the eastern suburbs from Kurla to Mulund. The Eastern Express Highway provides access to Thane and central Mumbai.

• Goregaon-Mulund Link Road (GMLR): a 12.20 km corridor linking the Western Express Highway at Goregaon with the Eastern Express Highway at Mulund. It is under construction, and completion is now expected only by 2028. The corridor is expected to cut travel time between its two ends from about 90 minutes to about 20 minutes.
• GMLR flyover: a nearly 1.3 km, three-lane flyover from Dindoshi Court to Film City was expected to open by 15 October 2026.
• Metro Line 4: under construction. Metro Line 5 (Thane to Kalyan) is proposed. Metro Line 6 (Swami Samarth Nagar to Vikhroli) and Metro Line 11 (Wadala to CSMT) are named as planned lines.

Pricing context

Ralliwolf Mulund has no published price band or price per sq ft. Management has said pricing is still under discussion. On the Q2 FY27 call, an analyst asked whether the launch would be priced at Rs 38,000 to 40,000 per sq ft. That figure came from the question, not from a company price list.

For nearby reference, the company's Eternia project in Mulund West achieved a realised price of Rs 36,581 per sq ft in Q2 FY27, and its Enigma project in the same area realised Rs 35,906 per sq ft. An analyst on the same call cited Eternia pricing as up 22% year on year, a figure from the analyst rather than an official index.

Configurations and approvals

No configurations, carpet areas or unit plans have been published for Ralliwolf Mulund. The company's Eternia and Enigma projects in Mulund West offer 3 BHK units and, in Enigma's case, 4 BHK units. Those figures apply to the other projects only.
