Status: development agreements signed, launch still ahead
Oberoi Realty entered into a development agreement for redevelopment of about 1,740 sq m at Malabar Hill on 1 April 2026. The project is being developed under a cluster redevelopment scheme, which combines smaller plots with adjoining housing societies into one tower project. The developer says the scheme will yield a free-sale component of up to about 51,000 sq ft of RERA carpet area.
A second agreement for about 2,430 sq m was announced on 29 July 2026. The company estimates its free-sale entitlement from that land at up to about 68,000 sq ft of RERA carpet area.
On its earnings call on 19 October 2026, the developer said it had signed a development agreement with one more Malabar Hill society during July to September 2026, the same quarter as the 29 July deal. The call did not state the land size of that society.
As of 23 October 2026, the project has not been launched. No bookings or sales have been reported, and no RERA registration has been issued for this parcel.
Developer and development model
Oberoi Realty Limited was incorporated in 1998 under CIN L45200MH1998PLC114818 and has its registered office in Goregaon East, Mumbai. According to the company, it has delivered 51 projects covering 17.3 million sq ft and has more than 34 million sq ft under construction.
The Malabar Hill work is a redevelopment rather than a fresh land purchase. Under the cluster model, the developer consolidates smaller plots to build high-rise towers. Industry commentary links this approach to Malabar Hill's limited supply of new land, where most new housing comes from redevelopment of older buildings.
The company's most recent large launch, Three Sixty North in Gurugram, has 832 units across six towers in its first phase on a 14.8-acre site. The company reports gross bookings of about ₹8,109 crore for that project. Its Q2 FY27 collections from Three Sixty North were ₹835 crore.
Configurations, price and possession
The developer has not announced configurations, unit sizes or a price band for the Malabar Hill project. An industry estimate expects premium 3 and 4 BHK residences, but that is not a developer statement.
Market-level figures give some context. Malabar Hill's average asking price was ₹95,700 per sq ft in June 2026. The government registered rate in June 2026 was ₹63,500 per sq ft. A listing average from October 2026 was ₹70,900 per sq ft. Registered transactions in 2026 have averaged about ₹73,777 per sq ft. Over the past year, the micro-market has seen about 21% appreciation, and rental yield stood at 2.93% in June 2026.
An April 2026 analyst note estimated sales realisation above ₹1.37 lakh per sq ft, which is an estimate of sales value and not an asking price. The company's FY27 launch target was set out in the same period. No possession date has been announced. Without RERA registration, there is no RERA-backed possession date.
