Buyers should confirm current availability directly with Omaxe, because partner listings are not always updated in step with the developer.

Construction-linked instalments include 30% of the unit cost on commencement of excavation and 12.5% on commencement of raft or foundation casting. Partner pages do not give a date for this plan.

RERA and approvals

As of October 2026, partner pages list the project's RERA number as coming soon, with Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) registration to be updated once allotted. Buyers should ask Omaxe for the registration status and legal documents.

The project sits under a government-backed PPP arrangement with a commercial concession from UPSRTC. Commencement, occupation and completion certificates have not been published for the commercial building.

Scope of the project and the terminal

The project is part of a wider programme in which UPSRTC awarded BeTogether a contract in March 2025 to modernise six bus terminals in Uttar Pradesh, including Kaushambi. The programme was described as a total investment of around ₹2,700 crore, with expected revenue above ₹4,700 crore.

At Kaushambi, the commercial component is planned as an integrated mix of office space, retail, food and dining, service suites, hotel suites and parking, with EV charging points. Terminal features described for the six busports include automated ticketing, digital schedule boards, air-conditioned waiting lounges, escalators, lifts, smart security and charging stations. Partner material describes the terminal's footfall as more than 64,000 passengers a day and over 150 interstate buses daily.

Foundation stones have been laid for four of the six busports: Lucknow (Vibhuti Khand, Gomti Nagar), Ghaziabad (Old), Prayagraj (Civil Lines) and Ayodhya Dham. Kaushambi is not among the four.

Location and connectivity

The terminal is opposite Anand Vihar Railway Station, a major North India rail terminus. The Kaushambi metro station on the Blue Line is about 0.5 km from the locality. Anand Vihar has Blue and Pink Line metro stations, and the Anand Vihar RRTS (Namo Bharat) station opened on 5 January 2025. Direct road access is through NH-24 and the Delhi-Meerut Expressway.

Infrastructure coming up

The National Capital Region Transport Corporation (NCRTC) invited bids in June 2026 for a skywalk with travelators between Anand Vihar Railway Station and ISBT Kaushambi. Bids were due by 13 July 2026, and the tender carries a 15-month completion period. NCRTC has since awarded a ₹28.02 crore contract for the skywalk to Ghaziabad Mechfab Pvt. Ltd. A foot overbridge is also planned to connect the RRTS station to the railway station.

Market context

Partner material cites commercial values of about ₹12,000 per sq ft in the area, with rents of ₹55 to ₹65 per sq ft per month. A projection in the same material expects average commercial values to reach about ₹15,500 per sq ft by 2031. These are undated broker-side estimates and should be treated as indicative only.
