Launch status
Omaxe announced on 12 March 2026 that the Integrated Residential Township Phase 6, Phase 6A, Phase 6C and the resort project The Retreat had been launched. The RERA registrations for these projects were disclosed to the stock exchanges on 16 March 2026 under Regulation 30 of the SEBI (LODR) Regulations, 2015.
Because the launch took place in March 2026, the project is at the New Launch stage. One pre-launch listing for the Mohali township still shows Phase 6, 6A and 6C with price on request. The March 2026 launch announcements are the more recent of the two sources.
Product and configuration
Phase 6A is registered as a residential plotted project. The township is designed for both domestic and international buyers, according to the registration category used for the wider Phase 6 group. Plot sizes, total plot count and layout are set out in the RERA project filing rather than in the launch announcements.
For reference, Omaxe's nearby Omaxe New Chandigarh project in Mullanpur, Mohali district, offers plots in 200, 300 and 500 square yard sizes. Those figures apply to that project and not to Phase 6A.
Developer background
Omaxe was founded in 1987 as a construction and contracting business and entered real estate in 2001. The company has been listed on the BSE and NSE since 2007. In a March 2026 company disclosure, Omaxe reported approximately 140.17 million square feet of real estate across 31 cities in 8 states.
In Punjab, the company works in New Chandigarh, Ludhiana, Patiala, Derabassi, Amritsar and Bathinda. Omaxe The Empire in Kharar was completed in February 2023. It is a villa project of 0.61 acres with 4 BHK units of about 4,500 sq ft each, across three floors.
Location and connectivity
Kharar is a town and municipal council in Mohali district, close to Mohali city. The Phase 6A land lies in Village Bansapur, Chahrmajra and Paintpur, within the Kharar area.
- Mohali-Kurali expressway: a six-lane, access-controlled route of 31.23 km from IT City Chowk to Kurali. A toll plaza sits at chainage 19.600 near Bajheri village. The expressway has begun operations and is expected to ease traffic on the overcrowded Airport Road in Mohali.
- Kharar-Landran Road: an operational northern PR7 feeder road that serves Sector 114 and the IKGPTU access road, forming an educational corridor.
- Metro: as of June 2026, an extension of the PR7 metro corridor to Kharar was at the proposal and discussion stage only.
Infrastructure under way
The Chandigarh-Ambala greenfield expressway's remaining 30 km Package 1, from Ambala-Hisar Road to IT City, was 75% complete and was targeted for opening by May 2026. A 19.5 km state highway spur to Kharar, under construction, was included in an earlier plan with completion set for 2025.
New Chandigarh's Education City is planned across 1,700 acres with university and institute campuses. Tata Memorial Centre's Homi Bhabha Cancer Hospital and Research Centre is planned on 50 acres in New Chandigarh.
Market context
As of June 2026, prime Phase 1 to 11 localities in Mohali were benchmarked at around ₹2 lakh per square yard on average. That compares with about ₹45,000 to ₹55,000 per square yard in 2016.
Analysts have forecast that property values in IT City, New Chandigarh, Kharar and Kurali could rise by 15 to 25 per cent as the expressway opens. This is a forecast and not a measured trend.
Filings and approvals
The project's RERA number is PBRERA-SAS80-PR1337-032026, issued by the Punjab Real Estate Regulatory Authority, with validity to 1 December 2030. Phase 6B, a separate project, was registered on 23 March 2026 with validity to the same date. Phase 6 and Phase 6C are also separate registrations.
