Omaxe Metro City P-8B on Raebareli Road, Lucknow: Launch Status, Plots and Location

Launch status

Omaxe Garv Buildtech Private Limited received RERA registration for two of its subsidiary projects in March 2026, and both were scheduled to launch on 23 March 2026. The registration allows the subsidiary to sell, transfer and advertise the projects. One of the two is Metro City P-8B in Lucknow.

As of 30 October 2026, the project is about seven months past its launch date. It is classed as a new launch because its RERA registration and launch date fall within the last two years, so it is not yet a ready-to-move project.

Plots and indicative pricing

P-8B is a residential plotted project. Plot sizes reported for the phase range from 860 sq ft to 4,800 sq ft. The indicative price band reported at launch is ₹60 lakh to ₹2.2 crore per plot.

This price band is an indicative range from published launch coverage. It is not a developer price sheet, and it does not set out a price per sq ft for P-8B specifically. For comparison, Omaxe's listings for other plots in the Kalli Pashchim township show a 1,800 sq ft plot at ₹40 lakh and a 2,700 sq ft plot at ₹60 lakh.

RERA registration and validity

The project is registered with UP-RERA under number UPRERAPRJ582769/03/2026. The registration is valid until 9 October 2027, unless extended by the authority. Buyers can check the project's status and approved details on the UP-RERA portal using this number.

Location and connectivity

P-8B sits in Kalli Pashchim on Raebareli Road, on the western side of Lucknow within Tehsil Sarojini Nagar. The township is located on Amar Shaheed Path, close to Raebareli Road, and the developer's marketing office is near the PGI (Sanjay Gandhi Postgraduate Institute) campus.

• Shaheed Path: about 5 km away, with direct road access to the township.
• Kisan Path (Outer Ring Road): a 104 km ring road that is now operational and gives access toward the Ayodhya, Kanpur and Sitapur roads.
• Awadh Expressway (Lucknow–Kanpur): 62.76 km, open to traffic. Work on a few ramps and toll plazas in the Lucknow section was still under way in 2026.
• Metro: there is no metro line on this corridor at present. Several metro corridors are proposed (see below).

Infrastructure in the pipeline

Lucknow's metro expansion includes proposed corridors that would serve Kalli Pashchim. These are proposals and are not yet operational:

• CCS Airport to Kalli Paschim corridor, 15.5 km, proposed under the draft Comprehensive Mobility Plan (CMP-2025).
• Vasant Kunj to Kalli Paschim corridor, 34.8 km, proposed, linking to the Outer Ring Road and Raebareli Road.
• Anora Kala to Kalli Paschim corridor, 25 km, proposed.

Across the wider plan, 12 new metro corridors are proposed as part of a ₹30,000 crore expansion. The SCR Vigyan Path alignment is also confirmed to intersect Raebareli Road at Kalli Pashchim.

Market context in Kalli Pashchim

Average asking prices in Kalli Pashchim were about ₹4,950 per sq ft in the December 2025 quarter. Plot rates on Raebareli Road more broadly are reported at ₹2,500 to ₹5,500 per sq ft, with corner plots reported at up to ₹9,000 per sq ft. Rates vary widely by plot size, frontage and location, and these ranges are indicative only.

Nearby projects on Raebareli Road include Omaxe Metro City Villa, with 4 BHK villas priced from about ₹70 lakh to ₹72 lakh, and SMJ Suraksha Enclave, priced from ₹89.9 lakh to ₹2.3 crore.

Township amenities

The amenity list below applies to the wider Omaxe Metro City township and has not been confirmed as specific to P-8B. The township is described as having a clubhouse, a local shopping centre, 24-hour security, a swimming pool, a gymnasium, children's play areas, 24-hour power backup and water supply, and car parking. The developer describes it as a town within a town.

About the developer

Omaxe Ltd was founded in 1987 and is headquartered in New Delhi. The group says it has delivered more than 112.4 million sq ft of commercial and residential space and operates across 27 cities in 8 states. Its Lucknow projects include Omaxe Residency in Gomti Nagar Extension, which is listed as delivered.

In August 2024, the Securities and Exchange Board of India banned Omaxe Ltd, its chairman, managing director and three executives from the securities market for two years and imposed a ₹47 lakh fine. The Securities Appellate Tribunal stayed the order in October 2024.
