Omaxe Residences, Sector 79 Faridabad: Phase I Moves Into Construction

Launch and current status

Omaxe announced in March 2026 that 173 Phase I residences at Omaxe Residences had been launched and sold within a few days. The company put the estimated project cost at ₹927.20 crore in the same disclosure.

Omaxe Limited told stock exchanges on February 18, 2026 that its wholly owned subsidiary had received the project's RERA certificate. The HRERA filing records a likely construction start of April 1, 2026.

Omaxe held a Bhoomi Pujan for Omaxe Residences on September 5, 2026, alongside Omaxe World Mall and London Street Extension. A property news report published on September 8, 2026 described development as having commenced, with completion targeted for December 2030. As of October 2026, no independently verified percentage-complete figure has been published.

RERA and approvals

The project's recorded name in HRERA remains Omaxe Residences. A request to change the registered name appeared on HRERA agendas for hearings on July 22, September 2 and September 30, 2026; the latest listed status is adjourned. The project was earlier marketed as Omaxe Premium Residential.

The HRERA apartment schedule lists 173 units across five carpet-area categories, with 61, 54, 54, 2 and 2 units respectively. The registered project land area is 2,779.37 sq. m., while the total licensed area is 46,159.382 sq. m. The developer's marketing describes the wider integrated ecosystem as 120 acres and the project as 11.5 acres with six towers.

Price information comes from different dates and sources, so the figures below are not a single official price list:

• The developer's project marketing states a starting investment of ₹5 crore.
• Omaxe's March 2026 investor disclosure reported average unit realisations of ₹3 crore to ₹4 crore at launch.
• A property news report of September 8, 2026 gave an approximate average unit realisation of ₹4 crore to ₹6 crore.
• Indicative listing prices in September 2026 were ₹5.30 crore for 3,420 sq. ft., ₹5.67 crore for 3,660 sq. ft., ₹7.26 crore for 4,685 sq. ft. and ₹8.31 crore for 5,360 sq. ft., at about ₹15,500 per sq. ft.

Buyers should confirm the current price, payment schedule and charges directly with the developer and against the RERA filing before committing.

Location and connectivity

The project sits in Sector 79 within the Omaxe City Centre area of Faridabad. Travel times quoted by the developer are promotional estimates and have not been independently checked against routes:

• Delhi-Mumbai Expressway: about 5 minutes (developer estimate).
• Eastern Peripheral Expressway / Kundli-Ghaziabad-Palwal Expressway: about 15 minutes.
• South Delhi: about 25 minutes.
• IGI Airport: about 45 minutes.
• Jewar / Noida International Airport: about 30 minutes.

Bata Chowk Metro Station on the Delhi Metro Violet Line is the nearest metro reference. Route distance estimates vary, from about 4.4 km to about 9 km. The Faridabad-Noida-Ghaziabad Expressway is a proposed corridor that is still under development.

Schools within a few kilometres include Delhi Public School, Sector 81 (about 1.2 km), Aravali International School (about 1.4 km) and Shiv Nadar School (about 2 km). Sarvodaya Hospital & Research Centre is about 4 km away, and Amrita Hospital, Greater Faridabad, is about 6 km away.

The developer's marketing lists a clubhouse of more than 62,000 sq. ft. and a range of amenities, including a rooftop party deck, all-weather pool, sauna rooms, business lounge, boxing training ring, banquet hall, yoga deck, cycling track, kids' play zone and sports bar. It also cites landscaped greens, a double-height arrival lobby and private lift lobbies.

The developer advertises 12-ft ceilings. The HRERA application's initial infrastructure schedule states that clubhouse, community centre and service plans were yet to be prepared at filing, so delivery should be checked against the approved plans. The HRERA filing records 11,373.63 sq. m. of green belt.

Market context in Sector 79

Asking-price data for September 2026 puts Sector 79 at about ₹13,100 per sq. ft., compared with ₹10,800 in December 2025, ₹14,000 in March 2026 and ₹13,250 in June 2026. Another measure for August 2026 reports an apartment average of about ₹14,243 per sq. ft.

Sector 79 rental listings cited in the same period include 2 BHK at ₹34,000 per month and 3 BHK at ₹47,400 per month. Nearby projects in the same comparison set include Bhumika The Icon and BPTP Skynest Towers, the latter listed at ₹14,000 per sq. ft. in June 2026.
