What happened

On 28 October 2026, Prabhudas Lilladher published its Q2 FY27 result update on Sunteck Realty Ltd, a Mumbai-based developer. The brokerage retained its BUY rating and reduced its target price to Rs 450 per share from Rs 520. The note values the company on a one-year-forward net asset value (NAV) basis, and the valuation counts the company's Dubai joint venture alongside its Mumbai Metropolitan Region (MMR) business.

This is a brokerage research note. It is not a company announcement or a regulatory filing.

The quarter's numbers

Sunteck Realty reported the following for the September 2026 quarter, according to company data:

For the first half of FY27, pre-sales were Rs 1,611 crore (up 19%) and collections were Rs 780 crore. The collections conversion ratio was 45% in H1, against 40% a year earlier. The embedded EBITDA margin was 30% in H1, up 160 basis points.

Some early reports showed Q2 pre-sales of Rs 702 crore and profit up 41%. Rs 702 crore matches the company's Q2 FY26 figure. The company's own release gives Rs 824 crore and a 17% profit rise, which are the figures used in this article.

How the target was set

Prabhudas Lilladher applied a 15% discount to its one-year-forward NAV to arrive at Rs 450 per share. The FY27 valuation build, as reported in a DSIJ table, is:

ComponentValue (Rs crore)
Gross NAV8,631.9
Residential NAV6,889.6
Commercial-for-sale NAV1,243.1
Commercial-lease NAV499.2
Net NAV (after adding cash and deducting gross debt)7,759.2

The brokerage estimates that Sunteck could sustain a compound annual growth rate of over 20% in pre-sales between FY26 and FY28, provided project execution stays on schedule. It describes the stock as an attractive play on Mumbai's high-value housing market, citing the company's ultra-luxury marketing record and its land acquisition approach across the MMR.

Pipeline and land

As of 30 September 2026, the company's balance gross development value (GDV), net of sales already made, stood at Rs 46,880 crore. At H1 FY27, Rs 7,676 crore of GDV had been launched, Rs 13,900 crore was classified as to be launched (meaning it was still under approvals), and Rs 25,304 crore was in planning and design.

In the trailing 12 months, the company added Rs 7,950 crore of estimated GDV across four additions. Two recent Mumbai land deals were:

Dubai and the wider growth plan

Sunteck announced its entry into Dubai in November 2025, with an ultra-luxury pipeline of AED 15 billion (about Rs 36,500 crore) over three years. The first planned project is a residential development in Downtown Dubai with GDV of AED 5 billion (about Rs 12,125 crore), on a 2.5-acre parcel the company owns near the Burj Khalifa and Dubai Mall.

Agreements dated 27 and 28 October 2025 give Sunteck Lifestyles Limited the right to appoint most directors of GGICO Sunteck and Sunteck Mas, which would make them subsidiaries, according to an NSE filing.

Management said the Dubai project has all required regulatory approvals and is launch-ready, but the launch timing has been recalibrated because of ongoing market conditions.

Frequently asked questions

Is Prabhudas Lilladher's Rs 450 target a company decision?

No. It is the brokerage's own valuation, set on a one-year-forward NAV basis with a 15% discount. It is a research view, not a company announcement.

Did Sunteck Realty launch new projects in the latest quarter?

No. The company reported no new launches in Q2 FY27, and pre-sales still rose 17% year on year to Rs 824 crore.

What were Sunteck Realty's Q2 FY27 profit and revenue?

Net profit was Rs 57.11 crore, up 17% year on year. Revenue was Rs 321 crore, up 27% year on year, according to company data.

Is the Dubai project launched?

Not yet. The company says the Dubai project has its regulatory approvals and is launch-ready, but the launch timing has been moved because of current market conditions, and the planned joint venture project is set for FY28.

What does this mean for a buyer in Mumbai?

The company's sales depend heavily on the Mumbai Metropolitan Region, and its collections are back-ended because of milestone-linked payments. Buyers may also want to watch borrowing costs, which affect premium purchases most.
