Project Overview

The entire project is a mixed-use development comprising an 8000-seat Convention and Exhibition Centre, a state-of-the-art performing arts theatre, a luxury hotel, and Grade A office spaces, all seamlessly woven together with curated F&B and global dining experiences. The mixed use development will include luxury hotels, office space, retail and food outlets, as well as a performing arts space, with a proposed seating capacity of 2,500.

The concession agreement of the airport authority doesn't allow residential development and because it's on leased land. Any residential development must happen outside the campus.

Location and Connectivity

Strategically located within Bengaluru Airport City, the precinct offers unmatched multimodal connectivity via NH-44, SH-104, the upcoming Kempegowda International Airport Bengaluru (KIAB) West Metro Station, Suburban Rail, and seamless airport access. Kempegowda International Airport is in Devanahalli, North Bengaluru, about 40 km from the city centre. The Prestige–BACL development sits within the airport campus itself, meaning it benefits from direct landside and airside adjacency.

Design and Architecture

Designed by global architecture firm Kohn Pedersen Fox (KPF), the development is set to draw inspiration from Bengaluru's dual identity as a garden city and a centre for technology and innovation. Sustainability considerations have been integrated into the design through a large architectural canopy that will support solar power generation, rainwater harvesting and noise mitigation. The canopy is also intended to improve thermal comfort across outdoor public spaces.

Timeline and Development Status

Construction is set to commence by early 2027. The project is expected to become operational by 2031. This is an indicative timeline based on the official announcement and is subject to regulatory approvals and construction progress.

This is a commercial mixed-use development (convention centre, hotels, offices) and is not subject to RERA residential registration. RERA applies to residential projects. No RERA number exists or is expected for this asset class.

Locality Context

Kempegowda International Airport handled over 41 million passengers in FY 2024-25, making it India's third-busiest airport. North Bengaluru is witnessing the rare convergence of infrastructure, employment, connectivity, and government-backed economic development.

In Devanahalli, apartments are priced between ₹7,800 and ₹9,300 per sq ft, with plots ranging from ₹5,400 to ₹6,900 per sq ft—figures that reflect sustained demand. Devanahalli is situated near the upcoming ₹1,500 billion (US$16 billion), 12,000-acre (49 km2) BIAL IT Investment Region, to be the largest IT region in India.
