Project Overview
Prestige Group, in partnership with Bengaluru Airport City (BACL), announced a landmark integrated destination within Bengaluru Airport City that brings together business, hospitality, culture, and experiences in one seamlessly connected ecosystem. The project will be designed by global architecture firm Kohn Pedersen Fox (KPF).
The development is planned on a 14.2-acre parcel near Kempegowda International Airport within the Bengaluru Airport City precincts, which is being built on 463 acres of land by Bengaluru Airport City Ltd. (BACL), a subsidiary of Bangalore International Airport Ltd. (BIAL).
Product Configuration
The integrated development will house an 8,000-seat Convention and Exhibition Centre, a performing arts theatre, a luxury hotel, and Grade A office spaces, all seamlessly integrated together, with curated F&B and global dining experiences.
The performing arts space features a proposed seating capacity of 2,500—envisioned as a flagship cultural venue for concerts, theatre, and international productions. Prestige Group is looking to develop an initial inventory of over 350 keys across two hospitality brands, such as the convention-focused Marriott Marquis and ultra-luxury hotel Marriott St. Regis. The room count could be scaled up further, depending on demand and project requirements.
Sustainability considerations have been integrated into the design through a large architectural canopy that will support solar power generation, rainwater harvesting and noise mitigation, and is also intended to improve thermal comfort across outdoor public spaces.
Possession Timeline & Status
Construction is set to commence by early 2027, and the project is expected to become operational by 2031. Officials are targeting inauguration in the first quarter of 2031. The project was announced on June 11, 2026 and remains in pre-construction phase as of September 2026.
This is a commercial mixed-use development (convention centre, hotels, offices) and is not subject to RERA residential registration; no RERA number exists or is expected for this asset class.
Locality & Infrastructure Context
Devanahalli, located approximately 40 km northeast of Bengaluru city, is emerging as a major economic hub driven by proximity to Kempegowda International Airport and large-scale infrastructure projects. The Bangalore Information Technology Investment Region (ITIR) is under development at Devanahalli, sprawled across 12,000 acres. The Karnataka Government has designated more than 3,100 acres in Devanahalli as a Special Investment Region.
The KIADB Aerospace Special Economic Zone (SEZ) and KIADB IT Park, along with the upcoming BIAL IT Investment Region, are expected to transform the micro-market. Located around 11 km from Devanahalli, the Aerospace Special Economic Zone (SEZ) has attracted big names, such as Eaton Industrial Products Private Limited, Collins Aerospace, Centum, and Boeing, with the region already attracting an investment of over Rs 13,000 crore till date.
The precinct offers multimodal connectivity via NH-44, SH-104, the upcoming Kempegowda International Airport Bengaluru (KIAB) West Metro Station, Suburban Rail, and seamless airport access. Bengaluru Airport City's Phase 1 is expected to be completed and opened in 2026 with close to 2 million sq ft of developments, including a concert area, retail/dining/entertainment village, business park, and 775 rooms in a combo hotel.
