What the company announced

Prestige Estates Projects Ltd, the Bengaluru-based listed arm of Prestige Group, said it plans launches with a combined revenue potential of more than ₹40,000 crore in the second half of FY27. The figure was reported on October 20, 2026 (New Delhi dateline). The plan is roughly 2.5 times the value of projects launched in the first six months of the fiscal year.

Chairman Irfan Razack named five markets for the pipeline: Bengaluru, Mumbai, Delhi-NCR, Chennai and Hyderabad. The company has not given a market-by-market split of the proposed value or the expected number of homes.

The ₹40,000 crore figure is a company-stated number. It is a revenue potential, or gross development value (GDV), of projects to be launched. It is not a sales figure.

Launches so far in FY27

Residential launches for April to September 2026 covered 23.14 million square feet, with a revenue potential of over ₹16,200 crore. Three residential projects launched in the second quarter spanned 5.91 million square feet in total:

The company said the response to new launches, several of which came late in the second quarter, had been good. No individual H2 project has been named yet.

Sales and collections

Q2 FY27 pre-sales were ₹7,225 crore, up 20% year on year and 10% sequentially. Reported Q2 pre-sales of ₹7,225 crore beat an estimate of about ₹6,000 crore from Nomura. First-half pre-sales were ₹13,804.3 crore across 7,247 units. Collections were ₹10,096 crore for H1 and ₹5,294 crore for Q2.

Pre-sales measure bookings. They do not show how home prices have moved, and the company's filings do not give a price change figure.

Analyst views on the FY27 numbers

Analyst estimates for full-year FY27 launches differ. Nomura said the company had launched only ₹16,000 crore of projects against a planned pipeline of ₹57,000 crore, and kept its FY27 pre-sales estimate at ₹35,000 crore. PL Capital put planned FY27 launches at around ₹45,000 crore. Management reiterated 15% to 20% pre-sales growth guidance and an overall launch pipeline of about ₹45,000 crore (INR 450 billion) for FY27.

Prabhudas Liladhar Capital said timely RERA approvals, rather than demand, were the main near-term risk to launch execution and pre-sales visibility. Other commentary said the main investor risk is whether the company can execute a launch pipeline of this size, and whether India's housing demand can absorb a sharp rise in branded supply.

Hospitality stake sale

In a regulatory filing dated October 13, 2026, the company said CPP Investments had invested ₹3,000 crore (C$441 million) in Prestige Hospitality Ventures (PHVL), a subsidiary. This deal is separate from the residential launch pipeline.

Context: the FY26 record and earlier plans

In FY26, pre-sales or bookings reached a record ₹30,024 crore, up 76% from the previous year. In June 2025, the company had planned to launch 25 residential projects with 44.80 million sq ft of developable area and an estimated GDV of ₹42,120 crore during FY26. In Q4 FY25 it launched four projects across Bengaluru, Mumbai and Hyderabad with a combined GDV of ₹16,133.8 crore (April 9, 2025 filing).

The group says it has delivered 319 projects spanning 216 million sq ft as of June 2026. A separate report cites 229 million sq ft across 137 ongoing developments. The two figures use different bases.
