Project status
As of October 2026, Purti Dover Road is listed as upcoming. The most recent published report on the project that we found is from December 2025. It describes the scheme as one of the developer's entries into ultra-luxury housing in the city, and places it in the heart of South Kolkata.
Product and price
The December 2025 report says the Dover Road project will consist of ultra-luxury premium villas, with each unit priced at about ₹24 crore. The same report does not give a split by configuration, a price per square foot, or a payment plan, so the ₹24 crore figure is the only price point on record for this project.
Purti Realty has a separate villa scheme outside the city. The report describes 62 luxury villas on a 45-acre parcel in Singur, marketed as Meraki Samsara. The developer's own site lists villas at Meraki from ₹4.16 crore. That project is not the Dover Road scheme and should not be read as its pricing.
About the developer
Purti Realty is a Kolkata housing developer that began with affordable and mid-segment homes before moving into premium and luxury housing, according to the December 2025 report. The company is currently building several projects in and around the city, including The Varanda, Tatsam, Anaaya, Viraya and Crown, ranging from luxury to mid-income segments. Its entry into the luxury villa segment is led by director Shrey Agarwal.
Location and the Dover Road area
Dover Road sits in Ballygunge, one of South Kolkata's older upscale residential areas. Ballygunge Junction railway station is about 1 km away, Dhakuria about 1.8 km, and Netaji Bhavan metro station about 1.3 km from Ballygunge. Esplanade, the main central interchange, is about 5 km away, roughly 12 minutes by car.
Ballygunge is also home to the Ballygunge Circular Road corridor, where flats averaged about ₹18,150 per square foot in the January to March 2026 data series, with flat rates unchanged over the past year.
Transport and infrastructure
The Purple Line metro is partly open. The elevated stretch from Joka to Majerhat, about 7.74 km, is operational, and work is under way on the Majerhat to Esplanade section. Tunnel Boring Machine 'Durga' achieved a breakthrough between Kidderpore and Victoria stations. Trade reporting says 2026 is crucial for the underground tunnelling phase. Once complete, the line will interchange with the Blue Line at Park Street and Esplanade.
Distinguish from a similar project
PS 2B Dover Road in Ballygunge is a separate project by a different developer, the PS group. Its listed 2 BHK flats are priced at about ₹1.5 to 1.6 crore, so it should not be confused with the Purti scheme.
