Radiance Edgewood offers 83 villas on Chennai’s OMR

Pre-launch marketing, with construction updates posted

Radiance Realty is presenting Edgewood as a villa development in Navalur, on Chennai’s Old Mahabalipuram Road (OMR). The project is listed under a pre-launch offer, but the developer’s September 2026 site-progress gallery also shows construction activities, including ground-floor roof-slab, plinth-beam, footing and column work. The available updates therefore point to a project being marketed with an offer while works are in progress, rather than a purely proposed scheme.

The developer lists the project under RERA registration TNRERA/35/BLG/0239/2026. Its project page describes 83 homes on five acres, in G+1 and G+2 formats, and places the community beside a reserved forest.

Villa types and advertised prices

The advertised mix includes 3-BHK villas of about 2,181–2,187 square feet, 4-BHK homes of about 2,574–3,021 square feet, and a larger 4-BHK configuration with home theatre at about 3,554 square feet. These are the size ranges and configurations shown on the developer’s current pricing table.

The developer’s separate offer presentation lists prices from ₹2.27 crore for a 3-BHK, ₹2.93 crore for a 4-BHK and ₹4.05 crore for a 4-BHK with home theatre. Its standard pricing table gives higher figures: ₹2.49–2.54 crore, ₹2.93–3.51 crore and ₹4.05 crore, respectively. The differing 3-BHK starting prices reflect separate price presentations on the developer’s pages; buyers should treat them as advertised figures, not a confirmed final transaction price.

The developer’s project information gives January 2029 as the target completion period. The pages reviewed do not establish a separate possession date for individual homes.

OMR location and transport plans

Navalur sits on OMR between the established employment areas of Sholinganallur and Siruseri. The locality’s connection to the Siruseri SIPCOT employment hub is part of the project’s location context; the developer also lists nearby schools, colleges and hospitals on its page.

Chennai Metro Rail’s Corridor 3 is planned to run from Madhavaram to Siruseri SIPCOT, with a station at Navallur on the corridor. As of October 2026, the metro authority’s tender information includes further systems work for the elevated section between Sholinganallur Lake and SIPCOT 2, indicating that the line remains under development rather than an operational service at Navalur.
