Launch and status
The Chief Minister, Bhajan Lal Sharma, launched four residential projects developed by the Rajasthan Housing Board on 17 October 2026 at the Constitution Club in Jaipur. The four projects together add 457 homes. The second Jaipur project in that group is Greenwood Horizon Phase II in Pratap Nagar, with 146 residential units.
Applications for the 146 flats are open, with the last date to apply set at 16 November 2026. The Commissioner had earlier announced the upcoming projects on 8 October 2026, and Greenwood Horizon in Sector 28 was among them.
As of 20 October 2026, no construction stage for this phase has been published, and the project is not yet registered with Rajasthan RERA.
Configuration and size
The phase is described as three-bedroom (3 BHK) high-income-group apartments in a high-rise residential complex with shared facilities. The brochure for an earlier 336-flat Greenwood Horizon proposal lists two 3 BHK types:
- 3 BHK Type I: 2,527.92 sq ft built-up (234.93 sq m)
- 3 BHK Type II: 1,777.41 sq ft built-up (165.18 sq m)

Price and payment
The brochure gives estimated prices of ₹97.50 lakh for Type I and ₹69.55 lakh for Type II. The brochure states these are estimates before applicable additional charges and any final cost revisions. Dividing the estimates by the built-up areas gives roughly ₹3,857 per sq ft for Type I and about ₹3,913 per sq ft for Type II. These are calculated figures, not a published rate.
The registration amount is ₹10,23,750 for Type I and ₹7,30,275 for Type II, including 5% GST. The application fee is ₹300 plus 18% tax. The Commissioner said upcoming Housing Board projects are priced approximately 20% to 25% below prevailing market rates.

The brochure for the earlier 336-flat proposal lists a clubhouse and multipurpose hall, a swimming pool, a gymnasium, landscaped gardens and a central lawn, an open gym and children's play area, an amphitheatre and senior-citizen area, a ladies' corner, parking, lifts, fire-fighting systems, security arrangements and rainwater harvesting.
Location and connectivity
Pratap Nagar lies on NH 12, locally known as Tonk Road. The site is about 8 km from Jaipur International Airport and about 7 km from Jagatpura railway station. RSRTC Bus Stand is about 12 km away via Sanganer Road.
Sitapura Industrial Area, which has an IT park, the Mahindra SEZ and industrial units, is roughly 4 to 6 km away by road, or about 10 minutes by car. The Jaipur ring road, Phases I and II, connects Ajmer Road, Tonk Road and Agra Road.
Nearby schools listed for Pratap Nagar include Rawat Public School (about 0.44 km) and Calorx Public School (about 1.28 km). Narayana Multispeciality Hospital is about 1.25 km away and DSR Multi Speciality Hospital about 3.17 km. Jalsa Mall is about 5.6 km away and Crystal Court Mall about 6 km.
Transport infrastructure
Jaipur Metro Phase 2, the Orange Line, is planned as a 41 km corridor with 35 stations, linking the airport, Gandhinagar railway station and Sitapura. The Union Cabinet cleared Phase 2 in April 2026, and the Prime Minister laid the foundation stone on 4 July 2026. Work order has been issued for Package 1 (Prahladpura to Pinjrapole Gaushala), and tenders have been invited for Package 2, which covers the Sanganer Police Station and airport underground stations.
Priority stations for the Orange Line include Kumbha Marg and Haldighati Gate, both in Pratap Nagar. These stations are planned, not operational. The Pink Line that operates today runs from Mansarovar to Badi Chaupar. Jaipur airport's new terminal T3 was planned for completion in 2026/27, and no progress had been reported as of July 2026.

Listing data for 2026 puts the average flat rate in Pratap Nagar at ₹5,150 per sq ft, up 19.8% year on year. Average rental yield in the locality is about 3%, and average rent stands at ₹34 per sq ft as of March 2026. Locality price bands for 3 BHK flats run from ₹48.49 lakh to ₹94.49 lakh.
