Where the project stands
As of 1 November 2026, third-party project pages list Raymond Mahim 3 Acres as pre-launch. Those pages record no launch date, no bookings and no published price list. The developer has not named this project in its own guidance.
In its Q2 FY27 update dated 5 October 2026, Raymond Realty said two joint development projects in Mahim were planned for launch in the current financial year. A management call on 28 October 2026 pointed to one Mahim launch in Q3 FY27 and another in Q4 FY27. Neither statement names the project. The company's Q2 update gave the gross development value of the first Mahim project as about ₹1,800 crore, with 0.41 million sq ft of RERA carpet area, and the second as about ₹2,300 crore, with 0.39 million sq ft.
A February 2025 news report said Ten X Realty West Limited, a Raymond Realty subsidiary, had signed a joint development agreement for a Mahim West residential project with revenue potential of about ₹1,800 crore. Third-party pages describe Raymond Mahim 3 Acres as a redevelopment of an existing housing society in Mahim West, but the developer has not confirmed that link for this project.
Project scale and layout
Third-party pages describe one tower of 31 floors with three wings. Each wing has three or four apartments per floor. The ground level is a double-height lobby, with two podium levels above it. Clubhouse facilities are described on the two top floors, with an infinity pool on the 31st floor and internal amenities on the 30th.
The pages list the following amenities: swimming pool and kids' pool, gymnasium, yoga and meditation pod, amphitheatre, mini theatre, cafeteria, skating rink, step garden, kids' play area, multipurpose court, jogging and cycling track, landscaped gardens, library and reading lounge, and senior citizen sit-out areas. These details come from unofficial pre-launch pages and have not been confirmed by the developer.
Green features described include rainwater harvesting, a sewage treatment plant, solar-powered common lighting, waste management and EV charging points. Security is described as 24/7 CCTV, gated access and smart card entry.
