RR Aram in Coimbatore: Under-Construction Apartments Off Trichy Road, Priced From ₹86.95 Lakh

Status and timeline

RR Aram was launched in December 2024 and registered with the Tamil Nadu Real Estate Regulatory Authority (TNRERA) on 23 December 2024 under registration number TN/11/Building/0588/2024. Some property portals still tag the project as a New Launch, because it was launched less than 24 months ago. The developer's own website lists it as ongoing.

The most recent dated listing, updated on 27 July 2026, shows the project under construction with possession listed for February 2027. Earlier listings showed January 2026 and April 2026; those dates have been superseded. No percentage of construction progress has been published.

Configurations and prices

The project offers two configurations:

• 2 BHK: super built-up area of 1,045 to 1,049 sq ft, priced from ₹86.95 lakh (1,045 sq ft) to ₹87.28 lakh (1,049 sq ft).
• 3 BHK: super built-up area of 1,303 to 1,358 sq ft, priced at ₹1.08 crore (1,303 sq ft), ₹1.11 crore (1,344 sq ft) and ₹1.13 crore (1,358 sq ft).

The developer's own site, which is undated, shows a 2 BHK starting figure of ₹95 lakh and a 3 BHK figure of ₹1.13 crore. The dated listing figures above are the most recent available. Car parking is included in the base price, according to one listing. Two-wheeler and four-wheeler parking is provided.

Home loans are listed as available from seven banks for the project: HDFC, Axis, ICICI, Kotak, Yes Bank, LIC Housing and SBI.

Scale and layout

RR Aram sits on 1.3 acres with two towers rising from a stilt level plus five floors, and 100 flats in total. The developer says each home has its own walls rather than shared walls, with a 5-foot gap between units. Sixty per cent of the site is open space. The project is described as Vastu-compliant.

Listings place the project under Kallimadai, Uppilipalayam and Ramanathapuram addresses. The postal address on listings is Nanjappa Nagar, Kallimadai, Vellalore, Coimbatore 641016.

Amenities and specifications

The developer's site and listings describe the following facilities: a gym, a children's play area and indoor kids' play area, a kids' pool, a badminton court and shuttle court, walking and jogging tracks, a senior citizen walking track, an amphitheatre, a mini theatre, a community hall, a multipurpose hall, and a society office. Security includes 24/7 guards and CCTV.

Utilities listed include 24-hour backup electricity, 24x7 water supply, a pressure pump water supply and an RO plant. Green features listed are a sewage treatment plant, an organic waste converter, rainwater harvesting, drip irrigation, a green wall and gardens. A passenger lift runs to the terrace.

Listed interior finishes include vitrified tile and marble flooring in living areas and bedrooms, stainless steel kitchen sinks with anti-skid ceramic tiles, premium sanitary and CP fittings with wall-hung WCs, laminate-finish doors, acrylic emulsion paint and false ceilings.

Location and connectivity

The project is off Trichy Road, which is the main road serving the project. Ramanathapuram's main corridor is Trichy Road, with other roads including Puliakulam Road, Nanjundapuram Road, Sowripalayam Road, 80 Feet Road and Sungam Bypass Road. Approximate distances from the locality are: Coimbatore railway station about 4.1 km, Podanur railway station about 4.6 km, Coimbatore Airport about 9.9 km, Gandhipuram Central Bus Terminus about 5 km, and Town Hall in the city centre about 4.6 km.

The developer's site lists these travel times by road: Child Trust Hospital 1 minute, Yellow Train School 2 minutes, GEM Hospital 5 minutes, Singanallur 5 minutes, Fun Mall 3 to 8 minutes, Lulu Mall 8 minutes, Avinashi Road 10 minutes and Race Course 10 minutes. PSG College of Technology is listed at about 4 minutes. Coimbatore has no operational metro line, and no metro station is near the project.

Infrastructure in progress

The Avinashi Road flyover is under construction. It is described as the longest flyover of its kind in Tamil Nadu, and the proposed metro plan is being designed to take it into account. The metro remains at the proposal stage. A proposed Red Line would run from Ukkadam to Karumathampatti and is listed as an upcoming development for Ramanathapuram.

The Coimbatore Local Planning Authority has proposed widening the road to 80 feet from Vellalur to Ramanathapuram, a 16.4 km stretch, under Phase 2 of its planning proposal. The Nanjundapuram railway line reopening has also been proposed to serve Ramanathapuram and nearby areas. None of these projects has a completion date yet.

A developer listing reports that local prices rose 11.3% in the last quarter, though the listing does not give a date for that figure.

About the developer

RR Housing traces its roots to RR Constructions, founded in 1991. In 2011 it set up RR Housing (India) Pvt. Ltd. as a private limited company. The company is headed by Mr. Karana Boobathy and works only in Coimbatore. It lists 10 completed projects and 5 ongoing projects in its profile. Completed Coimbatore projects include RR Darshan in Peelamedu, RR Housing Abhinav, RR Kailash, RR All Seasons in Ramanathapuram and RR Swara in Saravanampatti.

Other RR-branded projects in listings include RR Yazh in Saibaba Colony, priced from ₹79.76 lakh to ₹86.13 lakh; RR Poonthalir in Veerakeralam, priced from ₹51.37 lakh to ₹65.12 lakh with possession listed for May 2027; and RR Aarti in Ram Nagar, priced from ₹1.04 crore to ₹1.87 crore.

RR Housing (India) Pvt. Ltd. should not be confused with R.R. Promoters, a separate Coimbatore firm founded in 1980.

Buying costs in Tamil Nadu

Buyers of flats in Tamil Nadu pay stamp duty of 7% and registration fees of 4% on the higher of market value or guideline value. Buyers who are women are eligible for a reduction in registration fee on property valued up to ₹10 lakh, which does not apply to the flats in this project.
