Launch status
Phase III is marketed as a new launch under the Runwal The Central Park name. The developer's Pune project page offers refundable expressions of interest and early-booking benefits, and it describes a limited offer for the first 100 buyers. Some listing sites still show the project as under construction, so the stage should be read as early-stage construction rather than a completed or occupied building. The project is registered with MahaRERA under P52100032101, which buyers can check on the state regulator's portal.
Configurations and prices
The developer lists 2, 3, 3.5 and 4 BHK apartments for the Phase III tower. Its Pune project page gives these figures for the wider project, which may differ from Phase III-specific plans:
- 2 BHK: 671 to 747 sq ft
- 3 BHK: 978 to 1,199 sq ft
- 4 BHK: 1,935 sq ft
Starting prices on the developer's page are 1.28 crore for 2 BHK, 2.03 crore for 3 BHK, 2.40 crore for 3.5 BHK and 3.28 crore for 4 BHK. The page does not give a date for these prices. Quoted prices generally exclude floor-rise charges, preferential location charges for park or podium-facing units, parking, GST, stamp duty and registration.
A third-party market estimate puts the project at about ₹15,250 per sq ft for the December 2025 to September 2026 period. Listing sites show different price ranges for Phase III, so buyers should check the current price sheet with the developer and the MahaRERA filing before committing.
Specifications and amenities
The developer lists granite kitchen counters with stainless steel sinks, branded sanitary fittings, branded modular concealed copper wiring, and provision for air-conditioning in the living room and bedrooms. The project-wide amenity list includes a clubhouse of about 40,000 sq ft, a swimming pool, a gym, a yoga deck, a children's play area, a jogging track and about 5 acres of open space. Listed services include 24-hour water supply, 24-hour backup power for common areas, CCTV, rainwater harvesting and a sewage treatment plant.
Location and connectivity
The developer says the Old Mumbai–Pune Highway is about two minutes away, the PCMC metro station about three minutes, Chinchwad railway station about five minutes and Pune International Airport about 30 minutes. The Purple Line of Pune Metro has been fully operational from PCMC to Swargate. Currently, the 17.4-km Purple Line connecting PCMC and Swargate is operational, serving 14 stations.
Nearby services named on listing sites include the Federal Bank branch, City One Mall, Premier Plaza Mall and dental and multispecialty hospitals in Nigdi and Chinchwad. Chinchwad is described as an industrial base with automotive, pharmaceutical and electrical manufacturing.
Infrastructure coming up
The PCMC–Nigdi metro extension is the nearest planned transit upgrade. Maharashtra Metro Rail Corporation Limited (MahaMetro) has awarded a ₹78.5 crore contract for station facility works on the proposed elevated Metro extension from PCMC to Nigdi. The contract has been granted to Colossus Infra Projects Private Limited, with completion expected within about 18 months. Four elevated stations — Chinchwad, Akurdi, Nigdi, and Bhakti-Shakti — have been approved along the proposed route. The total cost is estimated at approximately ₹1,048 crore.
A longer corridor between Bhakti-Shakti Chowk and Chakan is still at the proposal stage. The revised proposal covers 45.295 km and 34 stations at an estimated project cost of ₹12,937.23 crore. Of the 34 proposed stations, 28 would be located within Pimpri-Chinchwad, while the remaining six would come under the jurisdiction of Chakan Municipal Council.
On the road network, the state told the legislature that the western section of the Pune Ring Road will be completed by 2026, while the eastern section is scheduled for completion by 2028. The remaining three packages are currently awaiting administrative approval. Those dates were reported in late 2025 and may have moved since.
The Purandar greenfield airport is still at the land-acquisition stage, with construction expected to start in December 2026.
