Status: upcoming, with no launch date published
The project page labels Rustomjee Villas Karjat as upcoming, with price on request for both plots and villas. Other listings describe it as a new launch or pre-launch, but none of the material reviewed gives a launch date, an expression-of-interest opening date or a booking amount.
Rustomjee's official upcoming-projects page does not list a Karjat project, so the project's status rests on its dedicated project site and on third-party listings.
Developer and RERA
Rustomjee is the brand. Third-party listings name Keystone Realtors Limited as the company behind the project. Rustomjee describes itself as founded in 1995, with its first residential project launched in 1996. The company says it has developed more than 29 million sq ft of construction area, has 46 million sq ft in its pipeline, and has delivered more than 19,000 homes, including rehoused residents. Its listed cities are Mumbai and Thane, with Kasara and Nagpur also named on its site.
The project page shows the RERA number as 'Update Soon'. A mid-July 2026 property report said RERA registration was expected by the end of the following month, which would have been August 2026. The project page has not yet published a registration number.
Plots and villas
The project covers 55 acres and offers two formats. The residential plots are described as large enough for owners to design and build their own homes. Published listings put plot sizes between 1,500 and 7,000 sq ft. The project page lists exact plot sizes as 'Update Soon'. Villa details are listed as awaited, so villa sizes, layouts and configurations have not been published.
The project page shows site layout and master plan images marked 'coming soon'. The total number of plots and units has not been published, and the project has not been described as phased.
Pricing
The project page gives no prices and lists price on request. A mid-July 2026 property report put plot rates at about ₹10,000 per sq ft and said the project starts from ₹1.5 crore. Published listing ranges run from ₹1.5 crore to ₹7 crore. These are listing figures, not developer price sheets.
