Saheel Luxton launches in Wakad with 2, 3 and 4 BHK apartments

Launch and project status

Saheel Luxton is marketed as a new launch in Wakad. The project’s registration record names it as LUXTON and lists Neev Sai Developers as the promoter, while Saheel Properties is the consumer-facing brand.

MahaRERA registration number PM1260002502043 was reported as registered on 12 January 2026. Saheel Properties held an office inauguration and Bhumi Pujan for the project on 16 February 2026; a report published the following day described the ceremony as the beginning of construction. As of October 2026, the project remains at new-launch status in the cited project information.

Configurations and prices

The residential offering includes 2 BHK apartments of 753–809 sq ft, 3 BHK apartments of 1,027–1,162 sq ft and 4 BHK apartments of 1,458 sq ft. Square Yards identifies these sizes as carpet area. The project is recorded as mixed-use, and a 462 sq ft retail shop is also listed by Square Yards.

Saheel’s project website lists starting prices of ₹1.09 crore for 2 BHK, ₹1.58 crore for 3 BHK and ₹1.86 crore for 4 BHK homes. A separate Square Yards price list, last updated in June 2026, gives an indicative overall asking range of ₹1.06 crore to ₹1.98 crore. These are different published price indications; the Square Yards figures are subject to applicable charges and availability.

Completion and project scale

The MahaRERA-derived record gives 30 June 2030 as the proposed completion date, and the developer also markets June 2030 possession. The project covers about 3.39 acres in the RERA-derived record, with four buildings and 201 total units recorded.

Saheel’s marketing describes a 30-storey development and highlights a 4,000 sq ft entrance lobby, rooftop club and aqua theatre, swimming pool, gym, Pilates studio, work-from-home pods and guest suites. These are advertised project features, not evidence that facilities are already operational.

Wakad location context

The site is near Phoenix Mall of the Millennium and the Mumbai–Bangalore Highway. Wakad’s proximity to Hinjawadi’s employment area and the wider Pune metropolitan region forms part of the project’s location context. Project and listing pages give differing estimates for travel times to nearby destinations, so those should be treated as indicative rather than guaranteed.

Pune Metro Line 3, connecting Maan/Hinjawadi and Shivajinagar, is a relevant planned transport link for the area. PMRDA’s project page reports an extension of the project-work timeline through 31 March 2026; the cited material does not establish an operational date. As of October 2026, the metro should not be described as an operating service on the basis of those details.

Square Yards’ June 2026 market snapshot puts Wakad’s average apartment asking price at ₹12,700 per sq ft and Saheel Luxton’s asking-price trend at ₹12,950 per sq ft. These are market indicators, not official project rates.
