Launch status and developer
Serene Young at Heart was launched with a foundation stone ceremony at Pukkattupady on 10 November 2025, and the project was unveiled in Kochi on 20 November 2025. The developer's project page lists the project as ongoing, and construction is at the foundation stage.
Asset Homes is the developing company. Serene Communities, the senior-living operator, is the service partner. The two companies announced a partnership for four senior-living projects in Kerala with investment above Rs 500 crore, and Serene Young at Heart is the first of them. The other planned projects are in Kottayam, Thiruvananthapuram and a waterfront project in Kochi.
At the foundation ceremony, Bajaj Housing Finance Ltd was announced as the preferred home loan provider for the project. Approval for individual buyers has not been separately documented.
Product type and layout
The project is designed as a retirement community of residential apartments for independent seniors. It is planned as one tower with ground plus six floors, containing 211 residences. All units are described as fully furnished. The site covers about 200 cents (around 2 acres) according to the Asset Homes project microsite, with about 1.69 lakh sq ft of open green area around the building, according to the developer's press release.
The project has six passenger lifts and three service lifts, 24-hour water supply and rainwater harvesting. A caretaker's room is provided.

The developer's microsite gives these starting prices without a stated date. Serene Communities and several listings say the starting price is on request, so buyers should confirm current pricing directly with the developer. The developer's site also lists a spot booking offer section.
Floor plans are published for the 1 BHK, 1.5 BHK and 2 BHK types, and for the ground, first, second to sixth floors and terrace.
Possession timeline and approvals
The developer's stated completion target is early 2028. Some listings give June 2030 as the possession date. The developer's release is the earlier of the two dates, and the June 2030 date is from listings and has not been confirmed as the date filed with the regulator.
The developer's press release says the project is fully RERA-approved under registration number K-RERA/PRJ/ERN/111/2025. No occupation certificate or completion certificate has been received, as the project is still under construction.

Specifications include RCC foundations, earthquake-resistant construction to IS standards, vitrified tiles in the living, dining and bedrooms, aluminium sliding windows, concealed plumbing and drainage, and a geyser point in each bathroom. The design includes Vaastu-compliant layouts.
Location and connectivity
The project is on Pallikutti – Oorakadu Road, near Dr. Baby Krishnan Memorial Hospital, in Pukkattupady, close to Aluva. According to listings, Cochin International Airport is about 18 km away (around 40 minutes), and the nearest railway station is about 13.5 km away (around 30 minutes).
Seaport–Airport Road is the main arterial near Pukkattupady. Kochi Metro Phase 1 runs 13.26 km from Palarivattom to Aluva, which is the northern terminus and opened in June 2017.
Infrastructure in the area
- Kochi Metro Phase II (Pink Line): 11.2 km from JLN Stadium to Kakkanad, with 11 elevated stations. Under construction as of 2026.
- Kochi Metro Phase III: a proposed extension from Aluva to Angamaly. It is at the proposal and planning stage, with no approved schedule.
- Infopark Expressway: a 2 km four-lane section from Seaport–Airport Road to Infopark is built. The planned full corridor is 15 km, and the completion date for the full corridor has not been set.
Infrastructure timelines in Kochi have moved in the past. A 2024 report said Kakkanad metro extension piling was planned to begin from May 2024, subject to loan concurrence, and its later status is not confirmed here.

Serene Communities is a senior-living operator that came to India in 2017 by acquiring Tamil Nadu-based Serene Senior Care. It is part of Columbia Pacific Group, which was founded in Seattle in 1989 and is now a brand of LifeBridge Group. The company reports 10 senior-living communities operating in India and says it plans to launch at least 15 new projects in the next two years, aiming to have 10,000 homes under care by 2030.
