Phase 1 covers 200+ acres and 500+ units, according to the developer's channel-partner communication. The developer also describes a 10+ acre community centre and a 10+ acre sports complex within the first cluster.

Plot sizes and pricing

The developer's price list shows plot categories of 1,750 sq ft, 2,000 sq ft, 2,400 sq ft, 3,000 sq ft and 4,000 sq ft. The 2,000 sq ft plot is the Phase 1 launch option, priced at Rs 95 lakh all-inclusive.

On that figure, the price works out to about Rs 4,750 per sq ft. This is a derived calculation, not a rate published by the developer. The developer's price list is undated, and the other plot sizes are listed as price on request.

RERA and approvals

The developer's Khopoli page says RERA registration formalities are in progress. The authority that will register the project is MahaRERA. Until a registration is issued, the project cannot be checked against a RERA registration number or a RERA-certified possession date.

The developer's FAQ describes clear legal titles, sanctioned layout plans and MahaRERA compliance. Buyers should check the MahaRERA registration once it is issued.

The developer has a 2021 memorandum of understanding with SBI to enable faster processing of home loans. The FAQ refers to pre-approved home loan facilities from national banks, without naming them.

Location and connectivity

Khopoli sits on National Highway 4, about 80 km from both Mumbai and Pune. It is the last station on Mumbai's Central Line suburban network, about 114 km from CSMT.

The Mumbai-Pune Expressway Missing Link opened on 1 May 2026. It runs from the Khopoli exit to Kusgaon and cuts the existing 19 km stretch to 13.3 km, saving about 6 km and 20 to 30 minutes. Until 31 October 2026, only light motor vehicles and passenger buses may use it. Goods vehicles continue to use the old ghat route, with a review due in November 2026.

Navi Mumbai International Airport began commercial operations on 25 December 2025. Khopoli is about 40 to 45 minutes from the airport. There is no operational direct metro link to the airport as of August 2026.

Local demand and market context

Khopoli has industrial hubs and MIDC areas that provide local employment. The Imagicaa theme park on Pali Road is a nearby landmark, with hotels such as Novotel Imagica close by.

Market figures from May 2026 show Khopoli apartment asking rates at about Rs 4,673 per sq ft in December 2025, down from Rs 5,313 per sq ft in September 2025. A 99acres average of Rs 4,000 per sq ft reports a rental yield of about 5%. Colliers India, in December 2024 research, ranked Khopoli first among emerging micromarkets in India and forecast 3.9 times price appreciation by 2030.

Nearby plotted projects include HOABL Aero Estate at Khambewadi, priced at Rs 84.6 lakh to Rs 1.27 crore for 1,507 to 2,260 sq ft, and NeoLiv Khopoli Plots, priced at Rs 89.99 lakh to Rs 1.8 crore for 1,500 to 3,000 sq ft. These are undated listing figures.

Mumbai 3.0 and planned infrastructure

Mumbai 3.0, also called KSC New Town, is a planned 323 sq km city in Raigad, with a Vision Document and Master Plan prepared by Surbana Jurong. It spans 124 villages and is to be built by MMRDA over two decades. The completion date has not been set.

Other planned works include the Metro Line 8 (Gold Line) to Navi Mumbai airport and the Raigad Pen Growth Centre, covering 1,217.71 acres across five clusters and 16 villages. The Mumbai-Pune Expressway is also being widened from six to eight lanes between Khalapur and Khopoli across 6.5 km.
