What was announced
Signature Global unveiled SG SPR Estate on Gurugram's Southern Peripheral Road in Sector 71. A trade report on the launch is dated 16 October 2026. The estate is described as combining residential, commercial, retail and hospitality offerings in one development.
The launch report says the estate is about 10 minutes from Golf Course Road and 15 minutes from Cyber Hub. These are the developer's and report's travel-time estimates, not measured journey times.
The launch report gives 100 acres. Other filings and developer materials give 120 or 125 acres. Readers should treat the 100-acre figure as the figure in that report.
The announcement does not report a new RERA registration, a price revision or a sales figure for the estate as a whole.
The four components
- Titanium SPR is the estate's luxury residential offering, with 3.5 and 4.5 BHK condominiums. The company describes 3.6-metre floor-to-floor heights, triple-height entrance lobbies and a sky garden on the 30th floor. Amenities include a lagoon pool and Miyawaki forests, and the project includes provisions aligned with IGBC Health and Wellbeing guidelines.
- Cloverdale SPR offers 3 and 4 BHK residences built around Club Elevate, a 42,000 sq ft clubhouse. Its Iconic Tower is planned as a G+35-storey structure with two residences per floor, a dedicated drop-off area and a private boutique clubhouse on the ground floor.
- Tonino Lamborghini Residences is a branded residential development across 12.40 acres with five towers and 812 units. It draws on the Italian luxury brand's design identity and includes a landscaped, biophilic environment.
- The RMZ Commercial District is the estate's commercial component. The launch report gives no separate unit count or area for it.
Prive Iconic Tower, launched May 2026
On 21 May 2026, Signature Global launched Prive Iconic Tower inside Cloverdale. The standalone tower has 72 residences, all 4-bedroom apartments with only two units per floor. The company expects the project to generate about ₹580 crore in revenue.
The company says the launch drew a strong response, with a significant portion of the inventory already committed. It has not published a unit-level sales count. Chairman Pradeep Aggarwal said: “With Prive Iconic Tower, we are introducing a truly differentiated offering in Gurugram's luxury housing market.” The company also says the launch drew interest from high-net-worth individuals, senior professionals and business owners across North India.
Roads and the proposed corridor
The Southern Peripheral Road connects Golf Course Extension Road, Sohna Road and NH-48. Road upgrades are under way and a metro line is proposed, but the launch report does not give dates for either.
The Gurugram Metropolitan Development Authority (GMDA) has floated a tender for a signal-free elevated corridor on the SPR between Vatika Chowk and NH-48. The plan includes a 4-lane elevated carriageway in each direction, and the corridor is expected to link the Dwarka Expressway, NH-48 and the Gurugram-Sohna Elevated Corridor.
The tender cost differs between reports. One report gives ₹755 crore. A later CapEx News report gives ₹776 crore on an EPC basis. The bid submission deadline is 18 November, and the project is expected to be completed within 30 months of the award of work. Phase II would add a grade-separated interchange at Vatika Chowk. Phase III proposes an 8.5 km elevated stretch between Vatika Chowk and Ghata. Neither later phase has a dated start.
Demand and market context
PropEquity data cited in a trade report shows new residential units introduced on the SPR rose from 1,819 in 2015–2019 to 14,740 in 2020 to March 2025. Units absorbed rose from 1,535 to 10,240 over the same periods. The same research says housing demand along the SPR has grown about six times over five years.
A separate industry-report figure on price rises along the SPR is not used here because its source is not named in the reporting.
What it means for buyers and investors
- The estate is a set of separately branded projects, each with its own configuration, tower design and launch timing. Buyers should check each component's own RERA registration and sanctioned plans before booking.
- No single price for the estate has been published with a dated source, so buyers should request a written price sheet from the developer.
- The connectivity benefits the company describes depend on the GMDA corridor, the road upgrades and the proposed metro. These are announced or in tender, not completed.
- No independent analyst or regulator comment on the estate's effect on local prices has been published.
What comes next
- GMDA bid submission for the elevated corridor closes on 18 November.
- The corridor is expected to be completed within 30 months of the award of work.
- Signature Global has not announced a dated next launch, sales target or further phase for SG SPR Estate as a whole beyond the named components.
