Signature Global’s Manasum Varishta announced for Sector 37D, Gurugram

Manasum Varishta is planned as a for-sale residential project for senior living, rather than hotel or resort accommodation. The October 18, 2026 announcement described 164 apartments, with three-bedroom options of 1,815 sq ft and 1,840 sq ft. The reported areas were not identified as carpet area or super/built-up area.

The report put the estimated price at about ₹3.7 crore per apartment and the project’s estimated sales potential at ₹575 crore. These are reported estimates, not a published confirmed price list.

Partnership and project status

As of October 19, 2026, the project is listed as upcoming. The partnership announcement said the construction contract had been awarded and work was expected to begin within a month of the report. The parties reportedly aimed to close sales within 12–18 months of the announcement and expected handover in approximately 48 months.

Signature Global is responsible for land, development, construction, project financing, approvals and liaisoning. Manasum is responsible for marketing and sales and is expected to manage senior-living services after handover. The reported services include food and beverage, concierge, housekeeping, round-the-clock healthcare support, an ambulance on standby and community activities.

Haryana RERA has a separate registration record for Signature Global Sarvam at DXP Estate, number RC/REP/HARERA/GGM/1008/740/2025/111, dated November 7, 2025. The project announcement does not establish that this registration covers Manasum Varishta.

Sector 37D location

The site is at Signature Global Sarvam in DXP Estate, Sector 37D, on the Dwarka Expressway corridor. The expressway is operational. Pataudi Road, Basai Road and NH-248BB are also identified as area connectors.

Locality estimates place Millennium City Centre Gurugram Metro Station about 9.9–12.3 km away and IGI Airport about 25.9–27 km away. These are Sector 37D-level estimates, not measured routes from the project. The Signature Advanced Super Speciality Hospital is listed at about 1 km from the locality, and Euro International School at about 1.1 km.

As of October 19, 2026, Gurugram Metro expansion work had entered a new phase after installation of a U-girder near Cyber Park, according to the Haryana government. The proposed Sector 56–Panchgaon corridor remained at revised detailed project report finalisation stage in September 2026; no opening date was reported for either metro development.
