What the status means

As of October 2026, the sales status for SKA Estate is New Launch on several property listing pages. Construction is shown as under way, so the project is not a pre-launch concept on paper. Listing pages give a launch date of March or April 2025, and one lists the project as under construction with completion slated for 2029.

The status is not uniform across sources. The developer's own project pages have used different labels over time, including Launching Soon and Ongoing Projects. Readers should treat New Launch as the label used for sales, and the RERA registration as the record of approval.

Developer

SKA Group's own website says the company was established in 2012 by Sanjay Sharma and describes its first project as SKA Green Mansion in Greater Noida West. The group says it has delivered multiple projects in NCR, and it describes SKA Estate as its newest project in Greater Noida. Its website also states that all SKA Group premium homes are registered under Uttar Pradesh RERA.

Location

The project address is Plot GH-01A, Sector ETA-2, Greater Noida, Uttar Pradesh 201310. Some listings describe the site simply as ETA II. The developer's website uses Greater Noida West in one passage, while the project address and sector references point to ETA-II, so buyers should confirm the address against the RERA record before relying on any location description.

Layout and configurations

SKA Estate is a residential apartment project. Listings describe five towers with 33 floors above a stilt level and two basements, though one listing gives the floor count as G+32 and the developer's page as G+33. Listings differ on unit numbers, with 1,059 units given most often and 1,050 in some.

• Iris and Magnolia towers are listed with 4 units per floor.
• Orchid, Aster and Zinnia towers are listed with 8 units per floor.
• 3 BHK sizes are listed at about 1,450, 1,630 and 1,856 sq ft; 4 BHK at about 2,125 sq ft.
• One listing gives a carpet area range of about 1,163 to 1,686 sq ft; super area is not stated consistently across listings.

The developer's page and several listings state that about 78 percent of the site is open space.

Price

Price figures on listing pages are undated and do not agree. Starting prices for a 3 BHK unit appear as about ₹1.27 crore in one listing, ₹1.45 crore in another and ₹1.5 crore in a third. Some listings quote 4 BHK starting prices near ₹2.15 crore and 2.19 crore. One project site describes a launch rate of ₹8,500 per sq ft, while another listing shows about ₹10,000 per sq ft. Prospective buyers should ask the developer for a current price sheet and payment plan.

One project site describes bankable expression-of-interest amounts of ₹12 lakh for 3 BHK and ₹15 lakh for 4 BHK.

Possession and construction

Most listings give January 2030 as the possession target, and one project site gives 23 January 2030. One listing gives January 2031. The construction status shown across the listings is under way, and no completion certificate or occupancy record has been found for the project as of October 2026.

RERA registration

The project's registration number is UPRERAPRJ768147/03/2025, which appears on the developer's website, on several listings and in the developer's own references to the UP-RERA project register. The number suffix points to a 2025 registration. Buyers can check the project status and any approved changes on the UP-RERA portal using this number.

Amenities

Listings name a gymnasium, swimming pool, power backup, treated water supply, 24x7 security, CCTV surveillance, a café, a mini theatre, rainwater harvesting and a sewage treatment plant. One listing names a clubhouse, a children's play area and landscaped gardens. Another lists an amphitheatre, badminton and basketball courts, a cycling track and a park. These are project descriptions from listings and have not been checked against completed facilities.

One project site says the development is IGBC pre-certified with a Gold rating, and another listing cites a 4-star GRIHA green building rating. Buyers should ask for the certificates themselves.

Context for buyers in Greater Noida

Greater Noida has a history of stalled housing projects, which is one reason RERA registration matters for buyers. In 2017, Business Standard reported that building plans for 17 Greater Noida housing projects had been cancelled by the authority and that dozens of projects had stalled over the preceding seven years, leaving thousands of buyers waiting.
