SNN Estates Felicity Phase 2 Announced in Thanisandra, North Bengaluru

Status of the Phase 2 launch

SNN Estates announced a new phase of its Felicity development in July 2026, adding 76 apartments to the project. The phase is listed as pre-launch. The developer has said pricing and configuration details will be released closer to the formal opening of bookings, which had not started as of 29 October 2026.

The first phase of Felicity, with 580 units across nine towers, was launched in 2022 and is under construction. Phase 2 is a separate phase with its own approval status.

Configurations and scale

The developer lists Phase 2 as offering 1.5, 2, 2.5, 3 and 4 BHK apartments. Unit sizes for this phase have not been published. The 76-apartment figure is the number reported in the July 2026 announcement.

Pricing and payment terms

No price band, price per square foot, payment plan or booking amount has been published for Phase 2 as of 29 October 2026. Buyers should check the developer's own price sheet once bookings open.

For reference only, the first phase of Felicity was listed on 25 October 2026 at all-inclusive prices from Rs 82 lakh for 1.5 BHK to Rs 2.73 crore for 4 BHK. That phase uses a construction-linked payment plan. These figures do not apply to Phase 2.

Location and connectivity

Felicity is in Rachenahalli, Thanisandra, in North Bengaluru, next to Manyata Tech Park. The micro-market is served by Thanisandra Main Road and is connected to the Outer Ring Road, Hennur Road, Nagawara Road and Airport Road.

• Nagawara metro station is about 2.9 km away.
• Arabic College metro station is about 4.3 km away.
• Yelahanka Junction, Bengaluru Cantonment and Yeshwanthpur Junction are the nearest railway stations, with Yeshwanthpur about 11 km away.

Infrastructure in the corridor

Several projects are planned or under way in the corridor. These are at different stages and none is yet fully operational:

• Namma Metro Blue Line Phase 2B, with stations planned in the Thanisandra and Nagawara area. Nagawara is expected to become the closest metro station for Thanisandra. This line is at the planned stage.
• North-South Metro Corridor, from Nagawara to Gottigere, which is reported as under construction.
• Bengaluru Suburban Rail Project, where construction is progressing across four corridors.
• Outer Ring Road improvement, with an investment of Rs 292 crore planned.
• An alternate arterial road to the airport from Thanisandra, which is planned.

Developer background

SNN Estates, formerly SNN Builders, was established in 2005 and operates in Bangalore. The company says it has completed more than 11 projects covering over 21 million square feet and has served more than 7,000 homeowners. Earlier delivered projects include SNN Raj Lakeview Phase 2 in BTM 2nd Stage, which was completed in March 2012. The developer has also cited an ET Achievers 2023 Real Estate Developer of the Year award.

Phase 1 reference

The first Felicity phase is registered with Karnataka RERA under PRM/KA/RERA/1251/309/PR/220124/006568. It has a 6.5-acre site, nine towers and 580 units, with a planned floor structure of two basements, ground and 13 upper floors. The expected possession date is 1 December 2028 under RERA. As of 23 June 2026 the phase was reported 70% complete. Its amenities include a clubhouse of about 50,000 sq ft, a gym, swimming pool, indoor games courts, a jogging track and a children's play area, along with 80% open green space.
