Sobha Bellevue Calicut Launches in Feroke, Kozhikode

Project status and registration

As of 20 October 2026, SOBHA's project page lists Bellevue as a New Launch. The developer's Bellevue project material states that the project is registered with the Kerala Real Estate Regulatory Authority under K-RERA/PRJ/KKD/135/2026. Listing platforms had dated the launch to August 2026. The developer's own page does not give a launch-event date, and the developer's sources do not give a booking opening date.

Construction stage is described by the developer as a new launch. Independent construction progress updates for the site had not been published at the time of writing.

Scale and layout

The project occupies 4.31 acres, according to the developer's project page. It has two wings, which the developer's launch blog says will rise to 142 metres and be the tallest in the vicinity. The site will have 1.91 acres of open space arranged around the natural terrain. Parking is spread over five levels, with 609 resident spaces and 62 visitor spaces listed in the developer's blog.

The developer describes corner homes that offer privacy and natural light, and says each residence has at least two balconies. Views advertised by the developer include the Chaliyar River, Beypore Beach and the Western Ghats.

The developer's project page advertises a starting price of ₹3.21 crore as of October 2026. Prices by configuration, price per square foot and payment plans have not been published in the developer's material.

Location and connectivity

Feroke is a riverside town in Kozhikode district. The developer says Bellevue connects to SH 28 (Calicut Road) and NH 66 (Kozhikode Bypass), and gives access to Kozhikode city centre and Calicut International Airport. The developer's project material does not list project-to-destination travel times. Feroke Railway Station is in the same town.

The developer confirms that educational institutions, business centres, hospitals, retail destinations and beaches are nearby. Beypore Beach is among the views the project advertises.

Infrastructure ahead

The developer's locality material describes a proposed Kozhikode Light Metro corridor of 14.2 km with 15 stations, with Meenchanda as the nearest proposed station to the project. No Kozhikode metro line is operating at present.

NH 66 is the main highway connection for the project today. The developer's material does not give a completion date for any future highway work along the route.

Market context

SOBHA's nearby project Rio Vista in Feroke is listed at ₹1.26 crore to ₹1.94 crore for 3- and 4-BHK apartments on property listing platforms. These are listed asking prices, not verified transaction prices, so they should be read as a rough reference only.

SOBHA Limited was incorporated on 7 August 1995 and founded by P.N.C. Menon, according to the company. As of June 2026, the company reports 595 projects and 154.23 million sq ft delivered across residential, non-residential, commercial and contractual spaces. It operates in 28 cities across 14 states and has a workforce of more than 14,700.

The company entered Kerala residential development in Thrissur in 2008 and later expanded to Kozhikode, Kochi and Thiruvananthapuram. Its other projects in Kozhikode include SOBHA Bela Encosta and SOBHA Rio Vista. The company describes a backward-integrated model with in-house capabilities in concrete products, glazing and metal works, stonecraft and precast.
