Sobha launches Rivana in Greater Noida West with 2, 3 and 4 BHK homes

Launch and project status

Sobha’s stated launch date for Rivana was 25 March 2026. The developer described the project as launched towards the end of March in its Q4 FY26 operational update. UP RERA registered the project on 20 March 2026 as a new project. As of October 2026, Rivana is under construction; the RERA record gives a proposed construction start date of 1 April 2026 and a declared completion date of 7 February 2031.

A UP RERA filing certificate dated 7 February 2026 recorded construction-work completion at 0%. That figure is a dated filing status, not a current construction progress update. The RERA record names Sobha Limited as the registered promoter and Atlaspur Construction and Developers Private Limited as co-promoter.

Homes and pricing

The developer lists 2, 3 and 4 BHK apartments. Saleable areas range from 1,373 sq ft for a 2 BHK to 2,715 sq ft for a 4 BHK. The listed options include two 2 BHK layouts, several 3 BHK layouts—including one with a terrace—and two 4 BHK layouts.

The developer’s listed starting price was ₹2.74 crore on 18 October 2026; the starting price is not tied to a particular configuration on the project page. The developer also lists a 30:20:50 payment plan, with a payment holiday until January 2028. The schedule places 30% at booking or the initial stage, 20% during 2028–2029, and 50% on completion or intimation of possession. The RERA declared completion date is 7 February 2031; this is not presented as a separate developer possession date.

Scale and facilities

The project covers 11.76 acres and has eight towers with 1,364 residences. Sobha describes about 80% of the site as open area and says around half of the overall landscape is allocated to green cover and recreation. Its plans include a 35,000 sq ft clubhouse, pools, sports facilities, a coworking space and a 350-metre stream using recycled water. The developer says vehicle movement is restricted to the site perimeter, with pedestrian paths connecting the towers and amenities.

Sector 1 location and infrastructure

Rivana is at GH-12 in Sector 1, Greater Noida West, also known as Noida Extension. The developer identifies NH9 and Greater Noida Link Road as connecting routes. It also lists Noida Sector 81 Metro Station at approximately 6.4 km from the project.

The developer identifies a Sector 2 Metro Station as proposed; it is not described as operational. Noida International Airport reported its first commercial flights on 15 June 2026, an operational milestone for the wider region. The developer’s brochure estimates about 1 hour 10 minutes between the airport and the project; actual journey times may vary.
