The developer's project page offers enquiry options only, namely check availability and a request for floor plans.

Developer background
Sumadhura Group was founded in 1995 and says it has delivered 56 projects covering more than 17 million sq ft in Bengaluru and Hyderabad. Chennai is its first project in the city. The group has also said it plans to invest ₹17,000 crore in realty projects and land acquisition by March 2030.
Its Sumadhura Logistics Park at Hoskote, Bengaluru is a 2.5 million sq ft Grade A built-to-suit warehouse park on about 90 acres. The developer lists it as ready to move, and the Red Hills park is planned to follow the same Grade A specifications.
Scale and format
The park is planned as seven Grade A warehouse blocks, ranging from 5,164 sq m to 26,303 sq m, laid out in clusters with 12 m and 15 m internal roads. The planned leasable space totals up to 1.2 million sq ft across the 52 acres. The layout also includes more than 16,000 sq m of open space across four zones, a business centre, a property management office and a drivers' rest area.
The park is a built-to-suit format, so building specification, dock configuration and mezzanine provision can be tailored to each occupier before construction. Mezzanine space can be up to 25% of the warehouse area, with sprinklers below the mezzanine level.
Specifications listed by the developer
- Floor loading of 5 tonnes per sq m, with FM2-compliant flooring to 5 to 7 tonnes per sq m UDL and 7 to 9 tonnes point load.
- RCC truck roads built for 40-foot containers, with a 30 m concrete apron along each docking face and a 45 m yard depth.
- An 80-tonne twin-platform weighbridge.
- A firefighting ring main with hydrants, hose reels, a water storage tank and a pump room, plus roof and mezzanine sprinklers in line with National Building Code norms.
- 24-hour security with boom-barrier access, CCTV, DG backup, multi-ISP fibre, rooftop solar, rainwater harvesting and EV charging points.
- Staff amenities including a common cafeteria, a first aid centre and a drivers' rest area with toilets.
Location and road access
The site sits about 900 m from Access 1 and 800 m from Access 2 of the Chennai Peripheral Ring Road, with a dedicated underpass about 2 km away. The developer cites connectivity to major highways, Chennai International Airport, the central business district and the Ennore, Kattupalli and Chennai ports as reasons for choosing Red Hills.
- Kattupalli Port: about 60 minutes via the CPRR, according to the developer.
- Chennai International Airport: about 45 to 60 minutes by road from Red Hills.
- Sriperumbudur: about 35 minutes.
- Chennai city centre: about 60 minutes.
- Multi Modal Logistics Park: about 25 minutes.
Red Hills does not yet have an operational metro station. The nearest planned stop is Madhavaram Milk Colony, about 13 km away on the under-construction Red Line. Local road access runs through GNT Road, and the Redhills Bus Terminus is the main local transit hub.
Infrastructure and demand context
The Chennai Peripheral Ring Road is a planned 133 km orbital road between Ennore and Mamallapuram. Its first section, from Ennore to Thatchur, is the most delayed. The January 2026 opening target has passed, and full completion is now expected in 2027.
The Red Line of the Chennai Metro, from Madhavaram Milk Colony to Sholinganallur, is under construction and is expected to be completed by 2028. Chennai recorded 4.1 million sq ft of Grade A office absorption in the first half of 2026, with demand up 11% year on year, according to press reports.
Within about 15 km, roughly one lakh people live across Thiruvallur municipality and surrounding villages. Government ITI Thiruvallur and several engineering colleges are within 4 km, and RelaMS Hospital is about 1.5 km away.
Approvals and RERA
As of November 2026, no Tamil Nadu RERA registration has been reported for the project. The group's RERA statement on its website covers its Karnataka and Telangana projects only. Land acquisition is the only approval step the developer has publicly described for the Red Hills site.
