Status and approvals
The project is listed as pre-launch. The layout was sanctioned by the Bangalore Airport Area Planning Authority under plan BIAAPA/TP/LAO/29/25-26 dated 9 April 2026, and Karnataka RERA granted the Phase 2 registration on 15 June 2026. Work started on 1 June 2026, and the registration filing recorded development at 0% at that time.
Phase 2 carries its own RERA registration, separate from Phase 1 (PRM/KA/RERA/1250/303/PR/220125/007412). The Phase 1 layout was registered in January 2025 with 539 plots on 49.41 acres.
A trade report from earlier in 2026 said the group intended to launch Phase 2 at Devanahalli within FY 2026 as part of a six-project Bengaluru plan that included plotted developments priced between ₹75 lakh and ₹2 crore in the area. The group's own website describes Phase 1 as sold out and says new availability is in Phase 2.
Layout and plot mix
The registered layout covers 137,137 sq m (33.88 acres). Of this, 70,360 sq m is saleable plot area and 66,777 sq m, about 48.7%, is open area. The open area comprises two parks of 15,962 sq m, two civic amenity sites of 6,887 sq m and 43,928 sq m of internal roads.

Every plot fronts either an 18-metre or a 12-metre internal road, according to the layout details published by the project.
Price band
The base rate of ₹8,300 per sq ft was quoted on 19 September 2026, against an earlier launch list base of ₹8,599 per sq ft. Developer charges on top of the base take the all-in rate to about ₹9,200 to ₹9,500 per sq ft, before stamp duty and registration. The indicative plot prices below apply the base rate and the all-in range to each size.
| Plot size | Base price (at ₹8,300/sq ft) | All-in as quoted |
|---|---|---|
| 1,200 sq ft | ₹99.6 lakh | ₹1.10 to ₹1.14 crore |

These are developer-quoted figures for the dates shown. A booking amount of 10% is cited in one listing, and a payment plan is referred to in another without its schedule.
Construction schedule and possession
The registration certificate gives 31 December 2027 as the proposed completion date, and the developer gives the same month for possession. The filed schedule has eleven civil works, which begin with underground water supply and sewage network from July 2026, storm water drainage from August 2026, and LED street lighting from October 2026. A sewage treatment plant is scheduled from November 2026, and a transformer and substation from January 2027. The whole schedule closes by 31 December 2027.
Amenities and specifications
The registration records two parks and two civic amenity sites with no stated use. Neither the Phase 2 registration nor the Phase 1 registration records a clubhouse, swimming pool or gym, although marketing material describes a 45,000 sq ft clubhouse and a longer amenity list for the wider Panorama masterplan. Buyers should check in the sale agreement which amenities are committed.
Water is drawn from a borewell and the local panchayat supply, and utilities are planned underground. The project describes itself as gated with 24/7 security and CCTV. Plots are sold as land only, so structure, flooring and fittings are the buyer's responsibility.
Location and connectivity
The site is on the Devanahalli Main Road side of the airport corridor, close to NH-44 (Bellary Road). Kempegowda International Airport is about 10 minutes away by the developer's estimate, and Devanahalli town centre is about 3 km. Schools named in local material include Ryan International, Harvest International and Akash International, with several CBSE and ICSE options within 10 km. Aster CMI and Columbia Asia are accessible along the Bellary Road corridor, and Devanahalli town has basic retail such as BigBazaar and Reliance Trends.
Transport works in the area are at different stages. The Devanahalli leg of the Satellite Town Ring Road has been open and tolled since March 2024. Of the ring road's six packages, four are complete, with the remaining two targeted for September and November 2026. The Namma Metro Blue Line airport link, a 37 km section with 17 stations, is under construction. The Hebbal to KIAL Terminals section is targeted for September 2027, and the Krishnarajapura to Hebbal section for March 2028. The Sampige suburban rail line to Devanahalli is planned to open in June 2029. These are targets, not completed services, as of October 2026.
Employment anchors in the area include the KIADB Aerospace Park, where companies such as Boeing and HAL operate, and the BIAL IT Investment Region. A Walmart global capability centre is set to commence in Devanahalli from March 2026, and the World Trade Center Devanahalli is likely to open in 2027.
Market context
Devanahalli's average asking rate was ₹9,250 per sq ft in August 2026, up 2.1% year on year. The government registration rate for the area was ₹6,250 per sq ft as of June 2026. Plot rates in the wider locality are commonly listed between ₹5,500 and ₹8,000 per sq ft.
Demand for plotted land in North Bengaluru has been linked to IT and BPM, aerospace and R&D employment. A 2022 report on another plotted launch in Devanahalli made the same point, noting that the growth in these sectors had created demand for plotted developments in the area.
What buyers should note
Several listing sites show different acreage, plot counts and possession dates for the wider Panorama project, including 37.45, 40 and 100-plus acres. This article uses the figures on the Karnataka RERA registration: 33.88 acres, 443 plots and a completion date of 31 December 2027. The airport metro and ring road dates above are government and developer targets that could still move.
