What happened
On Monday, 5 October 2026, Sunteck Realty Ltd said in a stock exchange filing that its wholly owned subsidiary had acquired about 4.5 acres of land next to New Link Road in Borivali West, Mumbai. Management said the purchase was made outright during the July to September 2026 quarter (Q2 FY27).
The company said the transaction is not a related party transaction under Regulation 30 of the SEBI Listing Regulations.
One consolidated 11.5-acre site
The new parcel adjoins Sunteck's existing 7-acre Borivali West land. Together they form a single 11.5-acre project. Kamal Khetan, Executive Chairman and Managing Director, said on the earnings call that the company estimates the consolidated project at an estimated GDV of Rs 8,000 crore.
Management said the larger site will allow better project design and a higher-quality product, and that it would make the project one of the largest in the micro-market. The company's Q2 slides list Borivali West among its largest concentrations, at Rs 8,000 crore.
The project is not officially named. Trade listings use unofficial names such as "Sunteck Borivali West."

What it means for home buyers
As of 1 November 2026, the company has not announced a launch date, price band, unit count or RERA registration for the consolidated Borivali West project. There are no units to book or compare yet.
A third-party listing describes 2, 3 and 4 BHK apartments, but the company has not confirmed the unit mix. Buyers should rely on the RERA registration and sales documents when a launch is announced.
What it means for investors and the market
- The Rs 8,000 crore GDV is the company's own estimate for the consolidated site. The Rs 3,000 crore figure for the new 4.5-acre parcel comes from its Q2 FY27 slides.
- The purchase price is not in the filing, so the return on the land cannot be assessed from the disclosure.
- A Borivali West phase appears among planned launches in the company's Rs 7,000 crore FY27 pipeline, excluding Dubai. That pipeline is weighted to H2 FY27 (October 2026 to March 2027). Management has not confirmed that the full consolidated project will launch in that period.
- The key points to track are launch timing and how quickly the company turns the land into sellable inventory.
Sunteck's share price closed at Rs 277.45 on the BSE on the filing day, down 0.77%.
Earlier Borivali West land
In 2021, Sunteck said it had secured a 7-acre parcel at Borivali (West) under a joint development agreement, with about 1 million sq ft of development potential. The new 4.5 acres takes the total landholding in the area to 11.5 acres.
Location and connectivity
The site is on New Link Road. Lokmanya Tilak Road (LT Road) and the Western Express Highway (WEH) provide further road links. The WEH runs through the Bhayander, Mira Road, Dahisar and Borivali belt to Bandra, Worli and South Mumbai via the Bandra-Worli Sea Link.
Borivali railway station, on the Western line, serves as a transit hub between Churchgate and Virar. The Borivali West metro station, on the Yellow Line (Metro Line 2A), opened to the public on 2 April 2022. Metro Line 2 and Metro Line 7 are also planned to pass through Borivali. Line 7 serves Borivali East. The Thane-Borivali twin tunnel and a Red Metro Line Mira Bhayandar extension are also planned.
What comes next
- A Borivali West phase is among the planned FY27 launches, but no date has been given for the consolidated project.
- The company has not announced RERA registration or an approval timetable for the consolidated project.
- Management aims to launch its Nepean Sea Road project with RERA registration before the end of FY27. That target applies to Nepean Sea Road, not Borivali West.
