What was announced
On the October 27, 2026 earnings call, management set out its launch plan for the second half of FY27, which runs from October 2026 to March 2027. Sunteck Belvedere Park in Mira Road East and a residential redevelopment on the Western Express Highway in Andheri were named as the key launches for the period.
Chairman and Managing Director Kamal Khetan said he is confident Belvedere Park will be the company's second successful project in Mira Road, after Sunteck SkyPark. The company's H2 FY27 launch pipeline, excluding Dubai, is about Rs 7,000 crore of GDV.
The Dubai project has been moved from the to-be-launched category to the upcoming-for-launch category, which the company says keeps its GDV figure realistic. It is not part of the H2 pipeline.
Financial backdrop
Sunteck reported Q2 FY27 results on October 26, 2026. Net profit was about Rs 57 crore, up 17% year on year. Revenue from operations was about Rs 321 crore, up 27%.
- Pre-sales in Q2 FY27 were Rs 824 crore, up 17%. H1 FY27 pre-sales were Rs 1,611 crore, up 19%.
- Collections in Q2 FY27 were Rs 371 crore, up 12%. H1 FY27 collections were Rs 780 crore, up 14%.
- Total GDV was about Rs 46,880 crore at September 30, 2026.
Management reiterated its FY27 pre-sales growth target. Reports of the call state the target differently, as 25% in one and 25 to 30% in another. H1 pre-sales growth of 19% sits below both figures, so H2 launches are expected to carry much of the gap.
Sunteck Belvedere Park, Mira Road East
Belvedere Park is on a 3.5-acre site at Kashimira, near the Western Express Highway in Mira Road East. The company's planned GDV for the project is Rs 1,200 crore to Rs 1,400 crore. The land is held under a joint development agreement signed in 2025, with development potential of about 5.5 lakh sq ft.
The project was left out of the GDV figure last quarter because approvals were still expected. Khetan said the company is now close to receiving them.
A third-party listing last updated September 13, 2026 describes two-towers, G+55 floors, 2 BHK and 3 BHK units with carpet areas of 650 to 1,050 sq ft, and a price band of Rs 1.48 crore to Rs 2.39 crore, all-inclusive. The listing gives a target possession date of December 2030. These details come from that listing and have not been issued by the developer.
Andheri residential redevelopment
The Andheri project is a residential redevelopment on the Western Express Highway, on a site of about 2.5 acres. Planned GDV is Rs 1,250 crore to Rs 1,500 crore. An earlier 2025 report put the same site's GDV at Rs 1,100 crore, with development potential of 2.75 lakh sq ft. The two figures reflect different reporting dates.
Management said the Andheri project is on track. No launch date has been given for it.
Other launches and land deals
- Sunteck City ODC: a new tower, which management said is on track.
- Altavia: a second tower.
- Borivali West: a further phase. The company bought a 4.5-acre parcel outright in Q2, taking its assembled Borivali West holding to 11.5 acres.
- Sunteck Beach Residences: additional towers.
- Sunteck World: new launches.
In Andheri Kurla-Sahar, the company acquired a 1.8-acre parcel at a planned GDV of Rs 2,500 crore.
Total GDV is about Rs 46,900 crore. Of this, about Rs 7,700 crore has been launched and about Rs 13,900 crore remains to be launched. Owned projects account for about Rs 14,632 crore of GDV, joint ventures and joint development agreements for about Rs 31,998 crore, and redevelopment for about Rs 1,250 crore.
Location context in Mira Road and Andheri
Mira Road East is served by the Western Express Highway, Ghodbunder Road, Uttan Road, Mira Gaon Road and New Link Road. Mira Road railway station on the Western Line is the main rail link. The Western Express Highway runs north to south from Mira Road to Bandra and connects to Chhatrapati Shivaji Maharaj International Airport.
Metro Line 9 is a 13.58 km elevated corridor from Dahisar East to Mira-Bhayandar with 10 stations. Miragaon metro station on the line opened on April 7, 2026. Reports say trial runs connecting Andheri and Mira Road were set to begin, with service expected in the coming months.
A double-decker flyover between Kashimira Junction and Mira Road has been proposed to ease the Western Express Highway bottleneck. No completion date has been set.
What it means for buyers and investors
For buyers, the launches are still at the planning stage. Belvedere Park's approvals, final pricing and booking terms have not been published by the developer, so any price or possession date should be checked against the RERA registration and the developer's own documents when they are released.
For investors, the key point is that GDV is a measure of the total value of a project's sales, not recognised revenue. Revenue will follow as projects are built and sold. The company's pipeline relies on joint development arrangements for much of its land, which keeps capital needs lower but ties timing and economics to the terms agreed with landowners.
Launch conversion depends on approvals, construction readiness and demand. Analysts following the company asked about the H2 pipeline and the Mira Road and Andheri projects during the call.
What comes next
- H2 FY27 (October 2026 to March 2027): Sunteck Belvedere Park in Mira Road and the Andheri redevelopment are the named launches.
- Other named launches include a new ODC tower, Altavia tower two, a Borivali West phase, Beach Residences towers and Sunteck World launches.
- The Dubai project is pending and outside the H2 pipeline.
Whether the H2 launches meet the FY27 pre-sales target will show in the company's results for the second half of the year.
