The percentage changes are calculated from the reported figures.

First-half and first-quarter context

For April to September 2026, net profit rose 20% year on year to about Rs 99 crore, and revenue rose 16% to about Rs 512 crore. Pre-sales for the same six months grew 19% to Rs 1,611 crore.

Q1 FY27 (quarter to June 2026) profit rose 26.45% to Rs 42.27 crore, from Rs 33.43 crore in Q1 FY26, and pre-sales were about Rs 787 crore. Subtracting Q1 pre-sales from the half-year figure implies roughly Rs 824 crore of pre-sales in Q2 FY27. This is a calculation, not a reported quarterly number.

For comparison, Q2 FY26 EBITDA was about Rs 78 crore, a margin of about 31%, and Q2 FY26 pre-sales were Rs 702 crore, up 34% at the time. Those are last year's figures.

Tax adjustment

During the period, the company moved to the concessional tax regime under Section 115BAA of the Income-tax Act. The change resulted in a one-time tax adjustment in the quarter.

Auditor's emphasis of matter on receivables

The auditor's review, issued as an emphasis of matter rather than a modified opinion, flags two items:

Together the two items total about Rs 31.93 crore. Both matters are pending before the Bombay High Court.

Management says the amounts are fully recoverable. Its position, as recorded in earlier filings, is based on a legal opinion, and no impairment provision has been made. In its 2024 filings, the joint venture had challenged in the Bombay High Court the levy of an additional lease premium by CIDCO.

Borivali West land

On October 5, 2026, a wholly owned subsidiary of Sunteck acquired about 4.5 acres adjacent to New Link Road in Borivali West, Mumbai. The company said the transaction is with a non-related party. The company had earlier secured a 7-acre joint development agreement in Borivali West in 2021 for a luxury residential project of about 1 million sq ft, with an expected top line of about Rs 1,750 crore over four to five years.

What it means for buyers and investors

For buyers, the results do not change any project price, launch or possession date. The filings cover company finances and do not describe individual projects.

For investors, the main items to track are the outcome of the two Bombay High Court matters and the arbitration. The receivables are about Rs 31.93 crore, a small share of quarterly revenue of Rs 320.81 crore. However, an adverse ruling could lead to a provision that would reduce future earnings.
