Launch and status

Suraj Estate Developers has launched Suraj Aureva, a premium residential project in the value-luxury segment, in Prabhadevi. The company said the tower is being developed under a capital-efficient redevelopment model, with a projected gross development value of Rs 120 crore and a saleable carpet area of about 0.24 lakh sq ft.

The status is not uniform across sources. The developer's own project site still labels it a pre-launch project. Listing sites differ: some show it as a new launch, others as under construction with sales open. Under MahaRERA, the project was registered on 11 July 2025, two days before the launch announcement. Construction stage and percentage complete have not been publicly documented.

Developer

Suraj Estate Developers has operated in the real estate business since 1986 and builds residential and commercial space in South Central Mumbai. Its residential portfolio sits in Mahim, Dadar, Prabhadevi and Parel, which are sub-markets of that micro-market. Suraj Aureva is one of several projects the company has announced in the area in 2025 and 2026.

Configurations and pricing

The tower is described as offering 1, 2 and 3 BHK apartments. The sizes given are RERA carpet areas, with 1 BHK units at roughly 444 to 450 sq ft, 2 BHK units between about 615 and 880 sq ft across sources, and 3 BHK units near 803 to 806 sq ft.

At launch, the company said prices start at Rs 2.47 crore. Undated quotes on listing sites vary considerably, with one listing putting a 2 BHK near Rs 4.98 crore and another quoting around Rs 58,300 per sq ft for the project.

Building and amenities

The project is a single tower with four apartments per floor and four lifts, with podium-level parking. Listed amenities include a swimming pool on the podium, a gymnasium, a clubhouse, a children's play area, indoor games, a jogging track and an open sky garden. Fire sprinklers, CCTV, 24/7 security and rainwater harvesting are also listed. Listing sources differ on the number of floors and units, so the figures above are those tied to the MahaRERA-linked record.

Location and connectivity

Prabhadevi lies between Dadar to the north, Worli to the south and the Arabian Sea to the west. The site is a corner plot along a main road, and the developer highlights views of the Siddhivinayak Temple from some units. Siddhivinayak Metro Station on Metro Line 3 is less than a kilometre away, and the Coastal Road and Senapati Bapat Marg are within a few kilometres.

Demand and local context

The developer says the project responds to demand for premium yet compact homes in Prabhadevi, where new supply in such configurations is limited. Some listings describe the area as having strong demand and high prices, though these are promotional claims rather than independently measured data.
