What has been reported
A report dated 26 October 2026 says Tata Realty and Infrastructure Limited (TRIL) and Canada Pension Plan Investment Board (CPP Investments) are evaluating an exit from two commercial office assets. The assets are Intellion Park Chennai and Intellion Edge Gurugram, valued at about ₹10,000 crore.
The report describes an evaluation, not a signed transaction. It does not name a buyer, an agreed price or a completion date.
The two assets
- Intellion Park Chennai (formerly Ramanujan IT Park) is in Taramani, in an IT special economic zone. It has six Grade A office towers with 4.6 million sq ft of GLA. CPP and Tata's 2022 announcement described the campus as fully operational. Tata's June 2026 release says it has more than 102 tenants, including Fortune 500 companies and multinational corporations.
- Intellion Edge Gurugram is on Sohna Road and has 1.8 million sq ft of GLA across three towers. At the 2022 joint venture announcement, about half of the GLA was ready and operational.
Intellion Park in Sector 59, Gurugram, is a separate Tata project of about 2.1 million sq ft across four towers. It is not part of the reported sale.
Joint venture background
TRIL and CPP Investments announced a commercial office joint venture in April 2022. CPP Investments holds 49% and TRIL holds 51% and acts as asset manager. The venture was seeded with Intellion Park Chennai and Intellion Edge Gurugram, with a gross asset value of about INR 80 billion at formation.
At the 2022 announcement, the total aggregate equity value of the venture was Rs 5,300 crore, of which CPP Investments was to invest Rs 2,600 crore. The venture also planned to invest a further Rs 2,000 crore in land and completed assets, and to pursue Grade A developments in Mumbai, Delhi, Pune, Bengaluru, Hyderabad and Chennai.
Hari Krishna V, Managing Director and Head of Real Estate India at CPP Investments, and Sanjay Dutt, MD and CEO of TRIL, both spoke about the partnership in 2022.
Reason given and what it changes
The report links the possible sale to a scheduled fund lifecycle exit, since the venture was set up in April 2022 to acquire and manage prime office space. Neither company has confirmed this reason in an official statement.
For home buyers, the reported sale does not directly affect flats, prices or possession. Both assets are commercial office parks leased to businesses.
For investors, the report says the deal could be among the largest single-portfolio real estate exits in India in recent years if it closes near the target. That claim comes from the report and is not attributed to a named source. The report also cites institutional interest in Grade A IT corridors in Chennai and Gurugram.
Tenants
Tenants are not addressed in the report. Anchor tenants named in the 2022 announcement include Amazon, AstraZeneca and Citi. Any change of owner would be a matter for the parties to the deal.
What comes next
No signing date, buyer name, closing date or regulatory filing has been announced for the reported sale. The only next step described is the evaluation itself. Buyers, tenants and investors should watch for a formal announcement from TRIL or CPP Investments.
